Stab Report Final Plat for November 19,1998 <br />G.S.L. Sens Subdivision <br />Requested By: E. G. Mylonas for the owner, GSL Investments, Inc. <br />Requested For: A 2.0418 Acre tract of land being part of lots 339 and 340 of La Porte <br />Outlots Recorded in Volume 61, Page 374 of the Deed Records of Harris <br />County, Texas. <br />Location: 1434 Sens Road <br />Present Zoning: Business Industrial (BI) <br />Background: The Applicant is platting a 2.0418 Acre tract for the purpose of developing a <br />proposed industrial business. The plat includes a 10' Utility Easement along <br />the northern boundary. The property will be identified as Restricted Reserve <br />"A" in the GSL Sens Subdivision. <br />Analysis: The zoning of the property is appropriate for an industrial development. <br />Section 5.02 of the Development Ordinance addresses the need for <br />sidewalks, where required by the Comprehensive Plan or by the <br />Commission. The City's Comprehensive Plan does not call for sidewalks <br />along this portion of Sens Road and the Commission did not require a <br />sidewalk for the recent development immediately south of this site. The <br />Commission may not wish to require a sidewalk for this project <br />Should the Commission require a sidewalk, the plat shall include a statement <br />that a sidewalk installation, by the owner, is required. <br />Sewer service is not available to the site, however, the owner has submitted <br />paperwork necessary for the preparation of a Utility Extension Agreement by <br />staff. Water is currently available to the site. <br />Conclusion: Staff finds the requested plat satisfies applicable provisions of State Law <br />and City Ordinance. Staff recommends Approval of GSL Sens <br />Subdivision. <br />
