low <br />Staff Report Final Plat for August 19,1999 <br />Bayport North Industrial Park <br />Requested By: Don Tuflli, Trustee <br />Requested For: A 156.4962 Acres of land situated in the George B. McKinstry League, <br />Abstract 47 and the William M. Jones Survey, Abstract 482, Harris County, <br />Texas and being a portion of 343.16 acres tract of land conveyed by deed <br />from Friendswood Development Company to Howe Land Company & WSI- <br />Richmond Co. described in HCFC #H111543 (FC #193-90-1261) of the <br />Harris County Deed Records; <br />Location: Bayport Industrial District (La. Porte ETJ) <br />Underwood Road @ Fairmont Parkway <br />Background: Applicant is platting 156.4962 Acres of land into six restricted reserves for <br />an Industrial Park in the Bayport Industrial District of the City of La Porte <br />.(See Exhibit A). <br />Analysis: Owner/Developer plans to develop the tract for industrial uses. The <br />developer will construct streets and the storm drainageldetention system that <br />will connect with the regional systems in accordance with the policies of the <br />City and Harris County Flood Control District. <br />City's Comprehensive Plan classifies Underwood Road as Primary <br />Arterial, which has four lanes divided with R.O.W. capacity that allows <br />for addition of two lanes. The Thoroughfare Plan proposes extension of <br />Underwood Road into extraterritorial jurisdiction. The plat shows 50' <br />R.O.W. to Underwood Road (See Exhibit B). <br />The City has limited water and wastewater service to offer to this project. <br />However, an agreement will need to be developed which establishes <br />City's commitment for utility service and developer's commitment for <br />other development criteria. 10' wide waterline & sanitary sewer easement, <br />and 15' wide aerial easement have been shown around each restricted <br />reserve. 70' wide strip is dedicated as a drainage easement along southern <br />and northwestern property line. <br />The City of La Porte excludes from the terms, conditions and effects of La <br />Porte Development Ordinance and all amendments hereto, land included <br />within the boundaries of any Industrial District or Districts within the <br />Extraterritorial Jurisdiction of the City of La Porte. Harris County <br />Engineering Department (Infrastructure Division), Harris County Flood <br />Control District, and several other easement holders are reviewing this plat. <br />
