rr, <br />Memo <br />Toe Planning and Zoning Commissioners <br />Frown Gwen Goodwin, City Planner <br />cc: Doug Kneupper, Director of Planning <br />Data: 4/11 /2003 <br />Rae Presentation of multi -family complex along SH 146 & McCabe Rd. <br />During the past 4 years, Mr. Eddie Dutko has proposed several developments on the property located <br />at SH 146 and McCabe Rd. Cuffm*, Mr. Dutko is worsting with Mr. Lee Burchfield to develop a 430 <br />unit complex on approximately 28 acres zoned Planned Unit Development (PUD). <br />Staff developed a fist of concems while reviewing the development's Special Conditional Use Permit <br />(SCUP) and General Plan. They are listed below. <br />• Increased traffic and issues surrounding circulation at McCabe Rd. resulting from the proposed <br />development. <br />• Overall size and density of the proposed project. <br />Appricatm ity of new multi -family regulations in regards to this project, i.e. recreational facilities, <br />landscaping, etc. <br />At the Commission' s April 17, 2003 meeting, Mr. Burchfield will present a conceptual layout of the <br />complex The Commission is encouraged to engage in an open dialogue with Mr. Burchfield regarding <br />the proposed development. <br />604 W.
