Storm water drainage shall be managed by an <br />on-site detention basin reserve (3.427-acre) located to the northeast corner <br />of the subdivision. <br />Conclusion and <br />Recommendation: Staff reviewed the Preliminary Plat and found it to be in accordance with the <br />Development Ordinance of the City. Staff recommends approval of the <br />Preliminary Plat with the following conditions: <br />• Add a statement on the plat that: "No direct access to Sens Road. All lots <br />to have access from the internal subdivision streets." <br />• Add a statement on the plat that "If the developer opts to build streets to <br />his standards, then the maintenance shall be the sole responsibility of the <br />Owner/Developer." <br />• Final Plat must demonstrate an easement, dedicated to the City of La <br />Porte, that provides . access through private property for drainage <br />purposes. <br />• Final construction drawings shall indicate oil site drainage <br />improvements to ensure proper drainage of the adjacent property. <br />• Final Plat and construction drawings shall provide details showing 12' <br />perimeter around the detention basin. <br />• Detention pond will be the sole responsibility of the owner/developer. <br />• Submit a copy of the subdivision covenants and restrictions which <br />include: <br />a) Driveway widths and turning radii for large trucks; <br />b) Landscaping follows the provisions in the Ordinance <br />Options available to the Commission are as follows: <br />• Approval of the Preliminary Plat, as filed. This will authorize the <br />developer to proceed with the final plat submittal. <br />• Conditional approval of the Preliminary Plat as filed. This will require <br />the developer to address the conditions and resubmit the Preliminary <br />Plat. <br />Disapproval of the Preliminary Plat as filed. This will require the <br />developer to file a new Preliminary Plat. <br />
