• <br />• <br />Staff Report Fairmont Park East, Section Twelve January 15, 2004 <br />Preliminary Plat <br />Requested Action: Consideration of Preliminary Plat for Fairmont Park East, Section Twelve <br />Requested By: Mr. Eddie V. Gray, Trustee <br />Requested For: A 15.655 acre tract out of the William M. Jones Survey, Abstract No. 482, <br />Harris County, Texas. <br />Present Zoning: General Commercial (GC) <br />Requested Use: Residential Subdivision — (Single Family Dwellings) <br />Bacimround: The subject tracts are approximately 15.6 acres of land out of W. M. Jones <br />Survey, A-482, LaPorte, Harris County, Texas. The property is located <br />along both sides of Farrington Boulevard just south of Fairmont Park, <br />Section 2. The 9.7 acre tract is bounded by single-family residential <br />subdivision (Fairmont Park Central Section 2) on the north, commercial uses <br />to the south along Fairmont Parkway, east with Farrington Boulevard, and <br />adjacent to the Big Island Slough on the west. While, the 5.9 acre tract is <br />bounded by Fairmont Park Central Section 2 to the north, adjacent to <br />existing commercial uses and unrestricted reserves along Fairmont Parkway <br />on the south, and west on Farrington Boulevard. <br />The developer applied for a zone change request with the City in March, <br />2003. The public hearing for Rezone Request #R03-002 was continued to <br />the next meeting of the Planning and Zoning Commission. During plan <br />review, staff suggested increased setbacks and deeper lots be considered to <br />buffer the Low- Density Residential (R-1) from General Commercial (GC). <br />These items have not been addressed. Currently, the zoning of the area is <br />General Commercial (GC). <br />On December 19, 2003, Mr. Gray submitted a Preliminary Plat for Fairmont <br />Park East Section Twelve, a proposed residential subdivision off Farrington <br />Boulevard at Fairmont Parkway. As shown, there are 3 blocks and 65 lots <br />with two reserves; unrestricted reserve (0.73 acre) and restricted reserve <br />(1.57 acre) for detention area. <br />
