Staff recommends a six-foot <br />site -bearing fence with landscaping including trees along the rear <br />property line which will help reduce the possible impact of light or <br />noise to the adjacent residential properties. <br />Conclusion: Staff, using Section 4.04 and Appendix D of the Development Ordinance as <br />a guide, has reviewed the plat and found it to be in compliance with <br />applicable Development Ordinance requirements. At this time, the final plat <br />for Fairmont Park East Business Park is recommended for approval with the <br />following conditions: <br />• Drainage mechanism should be noted on the plat. <br />• Secure a joint driveway to the rear of all properties that exit on <br />Farrington Blvd. <br />• Subdivision covenants and restrictions should reflect a reference of <br />common use access easement and the owner/developer shall be <br />responsible for its management <br />• Access for reserve 1 on Farrington Blvd. shall be a common drive only. <br />• Number and location of drives should be specified on the plat. <br />• Determine landscaping, screening and buffering mechanism to protect <br />proposed residential from commercial developments in the rear. , <br />Commission's Action: <br />• Approve the final plat withholding signature and recordation until the <br />above are complied; <br />• Disapprove the final plat, which requires filing of a new final plat. <br />
