The plan also shows two points of <br />entrance/exit along McCabe Road. <br />• The applicant has stated that funding for PUD portion of the said <br />project is in place. The funding for the trails will be determined <br />once a decision is made about who owns the Nature Preserve. <br />• The Nature Preserve concept requires more details including the <br />exact layout, trail materials and structure, i.e. decks, benches, etc. <br />estimated yeazly maintenance costs and formal dedication <br />instrument before considering the concept by the City. <br />• Anew lift station is proposed neaz the east end of the property and <br />McCabe Road in accordance with the City's sanitary sewer master <br />plan for this area. <br />• The Environmental Assessment and Traffic Impact Analysis studies <br />have been completed for the said project. <br />• The Nature Preserve ownership and responsibility for its <br />Recommendations: maintenance must be established. <br />• The overall density shall not excced 14 dwelling units per acre. <br />• The public shall have an access to the conservation area and <br /> maintenance will be responsibility of the owner/developer. <br />• Provide an irrigation system to ensure that all landscaping and <br /> screening propery maintained by the owner/developer. <br />• The applicant must construct a lift station and dedicate easement to <br /> the City at Taylor Bayou and McCabe for future lift station. <br />• The developer shall contribute to haffic calming devices/tools(i.e. <br /> right turn lane) to ensure traffic congestion does not occur. <br />• The applicant must secure a maintenance bond, according to the <br />Actions required by City's new multi-family regulations. <br />the Commission• • <br />• Recommend to Council approval of this SCUP1/04-003.. <br />• Recommend to Council approval of this SCUP with additional <br /> wnditions. <br />• Recommend to Council denial of this SCUP.
