The site is constructed with sound barriers to the west and south portions of the perimeter <br />adjacent to the residential neighborllood and existing motel. <br />2. The site be heavily landscaped along areas adjacent to residences and existing businesses <br />to further isolate truck activity. <br />3. Truck traffic is prohibited wm using 11 th Street. <br />4. The developer is responsible for upgrading that portion of FairIane Street adjacent to his <br />site to the standards necessary to support heavy Truck traffic; and subject to the approval of <br />the City's Supervising Engineer. <br />5. Drainage to be planned to have a net zero effect for stonnwater runoff for surrounding <br />areas and mitigate any sheet flow or drainage corridor issues to the satisfaction of the <br />City's Supervising Engineer. . <br />6. That no driveway be closer than 40' to the intersection of S.H. 146 and Barbour's Cut <br />The City is to be furnished with a copy of approved driveway permits issued by TxDOT. <br />7. The developer is responsible for connectivity (sidewalks) with the motel and along 11 th and <br />Fairlane S1reets. <br />8. A minor development site pIan prepared in accordance with the requirements of City <br />Ordinance 1444 and approved by the City. <br />9. The Developer shall comply with all applicable laws and ordinances of the City and the <br />State of Texas and design and construction comply with TxDOT standards. <br /> <br />Failure to begin construction within 12 months after issuance or as scheduled under the terms of a special <br />conditional use permit shall void the permit as approved, except upon an extension of time granted after <br />application to the Planning and Zoning Commission. <br /> <br />If construction is terminated after completion of any stage and there is ample evidence that further development is <br />not contemplated, the ordinance establishing such special conditional use permit may be rescinded by the City <br />Council, upon its own motion or upon the recommendation of the Planning and Zoning Commission of the City of La <br />Porte, and the previOUS. zoning of the entire tract shall be in full effect on the portion which is undeveloped. <br /> <br />Validation Date: <br /> <br />Director of Planning <br /> <br />City Secretary <br /> <br />aHIB.~l.
