Development Agreement - Amend <br />3. 292 Acres - Presented; development in multiple phases <br />4. 8 Acres — First Phase - Rail yard acreage required, minimum 60ft. of access that <br />connects to 16d' Street. <br />5. General plan remains the same, any changes would require SCUP amendment - <br />full process- allow shifting of roads and drainage without amendments handled <br />through platting with approval of County and City meeting both specifications for <br />curves, widths, alignments, etc. - P & Z determines if "shifting" or "change," but <br />roads dedicated first, and by plat if possible before permits issued. <br />Issues to be Resolved: <br />1. _16d' Street improved minimum distance of phase 1 (8 acre rail yard's/access width <br />— 60' to 100') <br />2. Improvement of 16d' up to phase 2 only connects to Fairmont. At phase 4 (3`d <br />warehouse) develop 10h,St. up to SH.146 across from Wharton Weems. - <br />3. How plat, but not improve roads? <br />4. County needs to be included and agree to phasing and street plan: <br />5. $50,000 not paid until city justifies need. Not duplicate studies for state, county, <br />other entities <br />6. How much needs to be platted? Can we have "master" plat amended or replatted <br />= Problems: Loan to purchasers, noticing and required improvements <br />
