Staff Report November 18, 2004 <br />Maximum Height in Zoning Districts <br />Zoning Ordinance Amendment <br />City Council has directed the Planning and Zoning Commission to consider proposed <br />amendments to the Zoning Ordinance (Chapter 106), Section 106-333; Table B., <br />Residential Area Requirements, Section 106-443; Table B., Commercial Area <br />Requirements and Section 106-522; Table B., Industrial Area Requirements to amend, <br />change or modify the maximum allowable height for structures within those zones. Staff <br />analyzed the situation thoroughly and presents this item to the Planning and Zoning <br />Commission for their discussion and. eventual recommendations to City Council for the <br />following changes to the Code of Ordinances relating to maximum allowable heights for <br />structures. <br />Existing Requirements: <br />Zoning — Under the Sections listed above, the maximum allowable height <br />for structures are: <br />Residential <br />• <br />Single Family detached--- <br />35 feet <br />• <br />Single Family large Lot--- <br />45 feet <br />• <br />Single Family Special Lot- <br />35 feet <br />• <br />Duplexes--------------------- - <br />45 feet <br />• <br />Single Family Converted-- <br />35 feet <br />• <br />Townhomes/Quads--------- <br />45 feet <br />• <br />Multifamily------------------ <br />45 feet <br />• <br />Manufactured Housing---- <br />25 feet <br />CommerciaVIndustrial <br />• General Commercial------- <br />45 feet <br />• Business Industrial--------- <br />45 feet <br />• Light Industrial-------------- <br />45 feet <br />• Heavy Industrial------------- <br />45 feet <br />NOTE: Shipping Containers are governed by a separate ordinance <br />which establishes the maximum stacking to be four (4) containers <br />regardless of height. <br />
