Gar <br />Present Zonin General Commercial GC <br />Requested Zoning Low Density Residential (R-1) <br />Acreage to be Rezoned Approx. 15 acres <br />Surrounding Zoning North Low Density Residential (R-1) <br />East General Commercial (GC) <br />South General Commercial (GC) <br />West Low Densit Residential R-1 <br />Land Use Ma ResidentiaUCommercial <br />Activit Pro osed Sin le-famil dwellin s <br />Summary: • The applicant is requesting a rezoning of this property from General <br /> Commercial (GC) to Low-Density Residential (R-1) for the purpose of <br /> providing single-family dwellings to be known as Fairmont Park East, <br /> Section 12. <br />• Proposed subdivision will be located adjacent to Fairmont Park Section <br /> 2 along both sides of Farrington Boulevard north of Fairmont Parkway. <br />• The alignment of east and west section of the proposed development, in <br /> conjunction with the median cut along Farrington Boulevard, will be <br /> analyzed at the time of plat submittal. <br />• The proposed subdivision abuts commercial development to the south <br /> along Fairmont Parkway. <br />• The adjacent properties are zoned low-density residential except <br /> commercial along Fairmont Parkway. <br />• The area is earmarked for residential/commercial uses in the Land Use <br /> Plan. <br />• The effect of the change from GC to R-1 should not have an adverse <br /> impact upon the infrastructure. <br />• The overall impact on public services should be minimal. <br />• Streets/roads should have adequate capacity to handle the traffic <br /> generated by this proposed site. <br />• The impact upon the .public health, safety, and welfare of the city should <br />Recommendation: be minimal. <br />• Staff recommends approval of the zone change request #ROS-001. <br />Actions required by <br />the Commission: <br />• Recommend to Council approval of this rezone request #ROS-001. <br />• Recommend to Council denial of this rezone request #ROS-001. <br />• Table this item for further consideration by the Commission. <br />ti <br />
