~ • <br />Zone Change Request #ROS-003 <br />Planning and Zoning Commission <br />February 17, 2005 <br />Location of Pro osed Chan a 11820 North H Street <br />Legal Description of Proposed Zoning TR 239A out of Outlot 239 in the La Porte <br /> Outlots, recorded in Volume 61, Page 374 of <br /> Deed Records of the Harris County, the Enoch <br /> Brinson Survey, Abstract No. 5, La Porte, Harris <br /> County, Texas. <br />A licant Richard Detwiler Chem Coast <br />Present Zonin Low Densit Residential R-1 <br />Requested Zoning General Commercial (GC) <br />Acreage to be Rezoned Approx. 2.08 acres <br />Surrounding Zoning North Low density Residential (R-1) <br /> East General Commercial (GC) <br /> South Low Density residential (R-1) <br /> West Low Densit residential R-1 <br />Land Use Ma Commercial <br />Activit Pro osed Office & arkin <br />Summary: • The applicant seeks a rezone from Low-Density Residential (R-1) to <br />General Commercial (GC). <br />• The purpose of the zone change is to allow an office building and parking <br />facilities for the present use. <br />• The City's Land Use Plan shows the subject tract developing as <br />commercial use. <br />• Nearby properties are a mixture of low-density residential and <br />business/commercial activities. <br />• The adjacent properties are zoned low-density residential except general <br />commercial to the east along Sens Road. <br />• The effect of the change from R-1 to GC should not have an adverse <br />impact upon the infrastructure. <br />• Traffic may not be affected by this proposed development. <br />Recommendation: Staff recommends approval of the zone change request #ROS-003 with the <br />following considerations: <br />• The present zoning designation was inappropriate at the time it was assigned. <br />• The underlying land use would support commercial designation for the <br />subject tract. <br />• City's proposed Fire Station No.3 will be located just east of this facility <br />at the corner of North H Street along Sens Road. <br />• The requested change is compatible with the zoning and uses of nearby <br />properties. <br />• Change from R-lto GC would be considered viable for anticipated development. <br />Actions required by <br />the Commission: • Recommend to Council approval of this rezone request #ROS-003. <br />• Recommend to Council denial of this rezone request #ROS-003. <br />• Table this item for further consideration by the Commission. <br />Y~~Ee~" ~ <br />
