A copy of the Development Agreement is attached <br />The subject property is zoned Planned Unit Development (PUD). The <br />PUD zoning assigned to this tract is, to a great extent, based on the large <br />amount of undeveloped, unsubdivided acreage located in this area. <br /> <br />As a part of the PUD development process, a Special Conditional Use <br />Permit (#SCU05-003) and a General Plan covering the La Porte 81 Ltd., <br />La Porte 82 Ltd., La Porte 115 Ltd., and La Porte 146 Venture, LP., <br />were approved by City Council on March 28, 2005. The <br />applicant/developer submitted a preliminary plat for Port Crossing <br />Section 1, which was approved by the Commission on January 19, <br />2006. <br /> <br />Under the terms of Development Ordinance 1444, the proposed <br />development is considered to be a major subdivision. The <br />Development Ordinance requires a two-stage approval process for <br />major subdivisions. The first stage is preliminary plat review and its <br />formal approval followed by submittal of a final plat, along with the <br />construction drawings and other applicable documents. Once the fmal <br />plat is approved, the applicant will proceed for the site development. <br /> <br />The developer plans to develop the tract for industrial uses. The <br />developer will construct the pump-discharged storm drainage/detention <br />system along Powell Road, which will ultimately connect with the <br />regional systems in accordance with the policies of the City and the <br />Harris County Flood Control District. <br />
