<br />Special Conditional Use Permit #SCU07-004 <br />Planning and Zoning Commission <br />April 19, 2007 <br /> <br /> <br />ment <br /> <br /> <br />Estate & <br /> <br />Present Zonin <br />Designated Area <br /> <br />Acreage <br />Surrounding Zoning <br /> <br />Planned Unit Development (PUD) <br />Planned Unit Development (PUD) <br />Planned Unit Development (PUD) <br />Planned Unit Development (PUD) <br /> <br /> <br /> <br />Summary: <br /> <br />· The subject property is located at the northeast comer of McCabe <br />Road at State Highway 146 adjacent to the Bay Forest Golf Course <br />and south of Taylor Bayou. <br /> <br />· The said parcel is part of a previously approved General Plan and <br />Special Conditional Use Permit for the Lakes at Fairmont Greens, <br />but with exception that future land plan be determined "single- <br />family and commercial." <br /> <br />· Since the land use has not been firmly established, the project requires <br />a new Special Conditional Use Permit for development in POD. <br /> <br />· The applicant is proposing 108 single-family residential (special lot line) <br />lots. <br /> <br />· The General Plan shows 50' wide public rights-of-way with 20' <br />wide one-way alleys for main access to the residences. All <br />proposed alleys are to be maintained privately. <br /> <br />· The Commission meeting on March IS, 2007, considered a <br />Preliminary Plat for Lakes at Fairmont Greens, Section 9. The <br />project was not consistent with the General Plan and SCUP <br />approved earlier by the City, therefore the developer withdrew the <br />plat. <br /> <br />· At this time, only the land use and general layout should be considered as <br />it pertains to the stated tract. <br /> <br />Recommendations: <br /> <br />Actions required by <br />the Commission: <br /> <br />Should the Commission favorably consider the request, staff <br />recommends approval of Special Conditional Use Permit #SCU07-004 <br />with the conditions listed in the draft SCUP (see attached). <br /> <br />· Recommend to Council approval of the General Plan and Special <br />Conditional Use Permit #SCU07-004 with additional conditions. <br />· Recommend to Council denial of the General Plan and SCU#07-004 <br />· Table this item (General Plan and SCUP#07-004). <br />· The Commission may also continue the public hearing to a future <br />meeting. <br /> <br />_~'uJ;in A <br />
