M. Jones <br />Survey, La Porte, Harris County, Texas. <br /> <br />11003 Fairmont Parkway <br /> <br />General Commercial <br /> <br />The applicant submitted a development site plan for proposed hoteVmotel <br />near the intersection of Driftwood at Fairmont Parkway. It is a 3-story <br />building with 85 rooms. The subject property is zoned general commercial <br />and the proposed project is a permitted use per Section 106-441, Table A, <br />Commercial Uses. Earlier submittal was administratively incomplete, so, the <br />applicant was advised to submit plans as per site plan requirement and <br />prescribed checklist. Subsequently, staff reviewed the development site plan <br />and review letters were sent to the applicant accordingly. The site plan <br />shows two driveways along Fairmont Parkway. The applicant has received <br />driveway permits from Harris County pending drainage/detention system <br />approval by the Harris County Flood Control District (HCFCD). <br /> <br />Harris County' drainage criteria is 0.55 acre feet/acre for the development to <br />be discharge into public storm sewer and 0.75 acre feet/acre for a pumped <br />facility out falling into open ditch system. As, the development will be <br />discharged to the open ditch along Fairmont Parkway, a pumped detention <br />system is required for this development. Pumped detention will <br />accommodate both hotel and adjacent shopping center along Fairmont <br />Parkway at Driftwood Drive. <br /> <br />Recently, the Fairmont Park East Homeowner's Association (HOA) voiced <br />their concern regarding the location of the proposed hotel. <br /> <br />· This is a minor development site plan for the proposed Quality Inn and <br />Suites to be located along Fairmont Parkway.(Site plan attached) <br /> <br />· The plan has been prepared by the applicant's engineer/architect as per <br />guidelines of the site development plan. The Director of Planning can <br />approve the minor development site plans per Section 2.03 of the <br />Development Ordinance. However, the Planning and Zoning <br />Commission is empowered to review the plan per Section 106-64 (2) of <br />the Code of Ordinances. <br /> <br />· Recently, the City has received a petition from the residents of the <br />neighboring residential district, Planning and Zoning Commission is <br />requested to consider review of the development site plan. <br /> <br />:~If~ff A <br />
