<br />Planning & Zoning Commission <br />June 21, 2007 <br />Page 2 of2 <br /> <br />Sue:e:ested Requirements: <br /> <br />While keeping the hotels/motels use permitted in the General Commercial (GC) zones <br />intact, the Commission may consider the following measures: <br /> <br />1. Add a footnote (No.4) to Table A, that the hotel/motel use is "Conditional" in the <br />. General Commercial (GC) zones, when adjacent to residential uses; or <br /> <br />2. Apply additional yard setbacks (footnote #8) to Table B, commercial area <br />requirements, when adjacent to residential uses: <br /> <br />a) Minimum of20' of open space adjacent to perimeter edges of the development. <br /> <br />b) Hotels/motels shall be setback a minimum of 100' from the <br />residential property line. <br /> <br />c) No secondary access shall be permitted off any residential street. <br /> <br />Conclusion & Recommendation: <br /> <br />Several cities in the area have approached this issue by adopting similar measures. Staff <br />recommends approval of one of the proposed amendment to the Zoning Ordinance. <br /> <br />Actions available to the Commission are as follows: <br /> <br />· Recommend to Council, approval of the above amendment pertaining to the use <br />of hot ell motel in General Commercial (GC) zone adjacent to residential uses. <br />· Recommend to Council, approval of a revised version of the above stated. <br />· Recommend to Council, denial of the proposed amendment. <br />· Table this item for further consideration by the Commission. <br />
