(Glen Roberts and <br />Hal Lawler, Owners) <br />Requested for: Approx. 14 acres being TR 27 of Block 27, TR 28 of Block 28, Nebraska <br />Syndicate and TR 3, being situated in the Enoch Brinson Survey, Abstract 5 <br />Volume 65, Page 175, H.C.D.R., LaPorte, Harris County, Texas. <br />Location: 1400 North 10`h Street <br />Land Use Map: Commercial Industrial Uses <br />Present Zoning: Business Industrial (BI) <br />Requested Zoning: Light Industrial (LI) <br />Surrounding Zoning: <br />North - LI <br />South - BI <br />East - LI <br />West — PUD <br />Background: The subject property is located to the east of State Highway 146 frontage <br />road (formerly I01h Street), west of 8t' Street (unimproved right-of-way) <br />north of `L' Street (now Harris County Flood Control drainage channel), and <br />south of Union Pacific Railroad (formerly Southern Pacific). The site is <br />located closely to the Barbour's Cut Terminal and the soon -to open Bayport <br />Terminal, two primary container terminals for the Port of Houston. Harris <br />County Appraisal District records show the property in question as a Mobile <br />Home Park since 1950. The subject property is within the vicinity of <br />commercial and industrial facilities in the area near upper Galveston Bay. <br />While reviewing this request, staff discussed the following options: <br />• Pre-existing and non -conforming use and/or structures <br />• Rezoning <br />The first option involves pre-existing and non -conforming issues associated <br />with this site; e.g. Mobile Home Park, a residential activity is prohibited in <br />an industrial district per City's Code of Ordinances. <br />The second option is a zone change. The applicant has pursued the second <br />option of rezoning the entire property. If the zone change is approved, the <br />future use or development shall be permitted in compliance with the uses <br />permitted in the light industrial zoning district. <br />
