#R 08-003 <br />P&Z 1 /20/09 <br />Page 3 of 3 <br />Conclusion/ <br />Recommendation: <br />Special Use Performance Standards — Section 106-522, table B, industrial <br />area requirements of the Code of Ordinances show building setbacks for <br />Business Industrial (BI) zoning districts as Front 50', Rear 40', and Sides <br />30'. Maximum lot coverage is 50%. The Light Industrial (LI) zoning district <br />has setback of Front 20', Rear 10', and Sides 10', with maximum lot <br />coverage up to 70%. The requested Light Industrial zoning with minimum <br />building setbacks and maximum lot coverage requirements may have a <br />negative aesthetic impact at the entrance corridor to La Porte. Future <br />development may negatively impact the corridor enhancement plans for <br />State Highway 225 and State Highway 146. <br />Utilities — Currently, the site has sufficient water and sewer facilities to serve <br />this development. It will be the applicant's responsibility to provide any <br />structures or improvements necessary to accommodate increased demand of <br />water and sanitary sewer for future development. Fire protection and storm <br />water management are potential issues, which should be carefully reviewed <br />with a site development plan. Additional fire hydrants and on -site detention <br />would be required for the property. <br />Staff finds the requested change is compatible with the present zoning and <br />current uses of the nearby properties. However, the future development with <br />light industrial area requirements located at the entrance gateway may <br />negatively impact corridor enhancement plans. <br />Options available to the Commission are: <br />• Recommend to Council approval of this rezoning request from <br />Business Industrial (BI) to Light Industrial (LI). <br />• Recommend to Council denial of this rezoning request from <br />Business Industrial (BI) to Light Industrial (LI). <br />• Table the item for further consideration by the Commission. <br />
