(Section <br />11-605) <br />As noted above, this storage room will be constructed by enclosing <br />a roofed over vacuum bay. There will be no additional property placed <br />under roof, nor will there be any expansion beyond the lot of record. <br />As there will be no additional building area added to the tract, this <br />storage room should not affect a future return to a conforming use. <br />The property surrounding J.P.'s Service Center is also zoned as R-3 <br />and is currently undeveloped. Based on information currently <br />available, Staff does not see a negative impact on surrounding property <br />values or uses. <br />• <br />Conclusion• <br />Based on the information noted <br />has satisfied all the conditions <br />granting of a Special Exception. <br />above, Staff feels that Mr. Jackson <br />which are prerequisites for the <br />Recommendation: <br />Grant this Special Exception to allow the noted 14x48 vacuum bay, <br />locacted at J.P.'s Service Center, 9901 Vest Fairmont Parkway, to be <br />converted to a storage room. <br /> <br />
