The <br />project was disapproved at this time because of the following reasons: <br />1) No fire protection within three hundred feet (300') of the <br />building addition. Any questions can be directed to Mr. Paul <br />Hickenbottom the City's fire marshal. <br />2)~ Zoning Ordinance No. 1501 regulates the following items. <br />__~ A) Maximum lot coverage in a General Commercial (G.C.) zone is <br />forty percent (40~) or 2500 square feet on the two lots in <br />question. The addition would exceed this restriction. <br />B) For G.C, zoned property adjoining residential zoned property, <br />the minimum rear building setback is twenty feet (20'). <br />C) Additional parking would be required if an addition is built. <br />D) For G.C. zoned property, a landscaping requirement of six <br />percent (6%) w~oul'd apply if are addition is built. <br />3) ~ The site plan ref'lects~three (3) lines leaving the power pole <br />and crossing the intended building location. Houston Lighting <br />and Power may wish to address this if the addition is built. <br />4) If the addition is built, signature blocks for the•Approving <br />Authority Certificate would need to be shown on the approved <br />site plan. <br />Once the above items are satisfied, a new site plan must be filed <br />for Department approval. If you feel the disapproval was unjust, <br />enclosed is 'an application for appeal of the Enforcement Officer's <br />• Decision. This completed application and a denied building permit <br />would enable staff to schedule this Zoning Board of Adjustment <br />meeting. No applic•a~tion fee is necessary. <br />EXHIBIT B <br />
