<br />Page 4 of 5 <br />Zoning Board of Adjustment <br />Staff Report of 4/'2B/94 <br />V94-003 <br /> <br />If the Board should choose to grant this request, staff would ask that, in the <br />best public interest and in order to observe the spirit of the Zoning <br />Ordinance, two conditions be attached. They are as follows: <br /> <br />. The driveway be widened to 20 feet. <br /> <br />Commercial driveways are often used by more than one vehicle at a <br />time. With this is mind, the minimum 20 feet width established by the <br />ordinance is reasonable and should be observed. <br /> <br />. The asphalt driveway should be removed and replaced with a <br />reinforced concrete drive that is finished to match the other drives <br />onto the property. <br /> <br />Highway 146 is the major corridor for traffic passing through La Porte. <br />It is the City's chance to put on its best public face and a number of <br />La Porte's most attractive commercial facilities are located on this <br />corridor. <br /> <br />Given the high profile location of this property, requiring this driveway <br />to match the other drives onto the property is not unreasonable. <br />Maintaining an attractive appearance in this area is in the best interest <br />of the public. <br /> <br />In summation: <br /> <br />. Prohibiting a second driveway onto "A" Street would impose a <br />hardship. <br /> <br />. The hardship would result from strict conformance with Zoning <br />Ordinance requirements as they apply to a shallow piece of property. <br /> <br />. The hardship involves a matter of safety and not convenience or <br />financial considerations. <br /> <br />. Improved safety provided by the second driveway would serve both the <br />best public interest and the spirit of the Zoning Ordinance. <br />
