PART Two <br />DISTRICT REGULATIONS <br />ARTICLE THIRTEEN: ZONING DISTRICT REGULATIONS <br />SECTION 13-100 GENERAL REQUIREMENTS AND PROVISIONS <br />- 13-101 The regulritions applying specifically -to use, buildings, bulk, <br />and promises within residential and commercial zoning districts <br />are sot forth in this A:ticlo. Also applying to oach zoning dis- <br />trict are the•regulationa set forth in all other regulatory and <br />definitive articles and sections of this Ordinance.. <br />13-102 All buildings erected hereafter, all uses of land or buildings <br />established or changed horoaftor, all structural alterations,' <br />enlargements, relocations of existing buildings occurring here- <br />after, shall, in addition to the other rogulations of this Ordi- <br />nano, comply with the rogulatione of the zoning district in <br />which loc_tod, except in compliance with Subsection 6-102 of M$E <br />this 0:•dinnnca. <br />13-103 A lot of record, which, on the effective date of this Ordinance, <br />has an area or width less than horoiaroquirod, may be used for <br />single-family dwelling or a permitted nonresidential use, un- <br />loss the adjacont.property is under the same ownership and could <br />-be roplatte'd to make conformity possible. <br />SECTION 13-200 "R-1" SINGLE-FAMILY DWELL M AND DUPLEX DISTRICT REGULATIONS <br />13-201 Use Regulations: In "R-1" Single -Family Dwalling and Duplex <br />District no 1,-nd shall be used and no building shall be orectod <br />for or converted to any use other than: <br />(1) A Single -Family Residence. <br />(2) Duplexes <br />(3) Churches, rectorios, parish houses, and convents in con- <br />juration with schools. <br />(4) Public parks and public playgrounds and nonoomma cial <br />athletic fields. <br />(4a) Public, private, or denominational schools having a <br />curriculum equivalent to a public.olemontary or <br />secondary school, by spacial permit. <br />(5) Golf Course, but not including miniature golf course, <br />driving range, or any forms of commercial amusement. <br />(6) Community club facilities when organized for use of a <br />particular residential development. <br />(7) Fire Stations. <br />1 <br />(8) Accessory buildings, including a private garage, bona fide <br />servants' quarters not for rent but for-tho use of servants <br />employed on the promises, when dotached from•tho main <br />building and located not loss than eovonty-five (75) foot <br />from the front lot lino, and not less than five (5) feet from <br />any side property line. When the accessory building is <br />directly attached to tho.main building by a breezeway, it <br />shall be considered an integral part of the main building. <br />-The broozoway may be considered a part of the accessory <br />building.
