The 0.354 acre tract being further described as being all that portion of Park Avenue lying in that certain 5.320,acre tract conveyed to F. Carrington Weems by Wharton Weems on June 24, 1958 that has not previously been closed, vacated and abandoned by the Commissioner's Court of 'Harris County on April 11, 1963 and recorded in Volume 53. The 0.354 acre tract is more particularly described by metes and bounds as follows: Beginning at the Southeast corner of Block 1260; said point being coincident with the North right-of-way line of "T" Street (based on a width of 80.00 feet and the West right-of-way line of Park Avenue (based on a width of 100.00 feet). Thence, N 00 00' 36" W; coincident with the East boundary line of Block 1260 and the West right-of-way line of Park Avenue; a distance of 155.56 feet to a Northwest corner of this 0.354 acre tract. Thence, S 889 13' 37" E; coincident with the North boundary line of the aforementioned 5.320 acre tract; a distance of 100.05 feet to the Northeast corner of this 0.354 acre tract. Thence, S 00 00' 36" E; coincident with the East right-of-way line of Park Avenue; a distance of 152.45 feet to the Southeast corner of this 0.354 acre tract.
