La Porte, TX <br />Address <br /> <br />Legal Description: <br /> <br />32.6970 acres out of the Johnson Hunter Survey, Abstract 35, <br />Harris County, Texas. also being lots 1 through 16 in block 415.420 and <br />428. lots 1 through 32 of blocks 416-419,432-435 & all of block 980. <br /> <br />Zoning: <br /> <br />Planned Unit Development. Business Industrial. & Mid-Density <br />Residential. <br /> <br />Use: <br /> <br />Permit Conditions: <br /> <br />1. The applicants shall take a comprehensive look at the existing and proposed truck parking <br />and truck circulation systems and provide on-site improvements that adequately handle the <br />volume of trucks associated with this warehousing facility. <br />2. A statement from the owner/developer specifying clear responsibility for maintenance of <br />detention basin system including channel/ditch shall be noted on the plan. <br />3. Development abutting "R-2" district shall be screened and landscaped in compliance with <br />required screening and landscaping ordinance of the City. A site plan and/or separate plans <br />shall be submitted in conjunction with the building permit application. Landscaping is <br />required in percentages specified in Section 106-522 of the Code of Ordinances. The owner <br />or tenant shall develop a screening plan that includes a combination of trees, shrubs, and <br />ground cover that after three years will be at least twenty feet in height and creates a <br />continuous visual screen. <br />4. The applicant is responsible for public hearing costs of $148.58. <br />5. Development is subject to all ordinances and regulations of the City of La Porte and all other <br />applicable law. <br /> <br />Failure to begin construction within one (1) year after issuance or as scheduled under the terms of a <br />special conditional use permit shall void the permit as approved, except upon an extension of time <br />granted after application to the Planning and Zoning Commission. <br /> <br />If construction is terminated after completion of any stage and there is ample evidence that further <br />development is not contemplated, the ordinance establishing such special conditional use permit may <br />be rescinded by the City Council, upon its own motion or upon the recommendation of the Planning and <br />Zoning Commission of the City of La Porte, and the previous zoning of the entire tract shall be in full <br />effect on the portion which is undeveloped. <br /> <br />Validation Date: March 19,2001 <br /> <br />~!f:~ <br /> <br />~ flAHI16J a. j{.JlI:J) <br /> <br />City Secretary <br />
