Plan submittal and planting <br />should take place in accordance. <br /> <br />In summary, staff finds the following: <br /> <br />· The trailer staging area is not needed for operation of <br />the freezer warehouse. <br /> <br />· The operation of the yard by a separate company <br />maintains the property use envisioned by the original <br />SCU Permit. <br /> <br />. Operating the yard as a separate lease would not <br />seriously disrupt interior traffic circulation, nor would it <br />seriously impact traffic on surrounding streets. <br /> <br />. Existing fire protection is adequate. Sanitary sewer and <br />potable water is available in close enough proximity to <br />be readily extended to serve the proposed office <br />building. <br /> <br />. The 12' x 24' office building can be located in a manner <br />that satisfies zoning setback requirements. <br /> <br />· Subject to replanting the landscape buffer and <br />development of additional landscaping in the manner <br />specified, the proposed business can operate in a manner <br />that is compatible with the intent of the original SCU <br />Permit. <br /> <br />· It must be clearly understood that the property owner <br />maintains full responsibility for maintenance of the <br />stormwater detention facility. <br /> <br />Based on the facts and considerations noted above, staff <br />recommends granting SCU94-004 as an amendment to Special <br />Conditional Use Permit #SCU90-002 with the following <br />Amendment Conditions: <br /> <br />1. The original landscape buffer being replanted. <br />
