of this ordinance is less than fifty (SO) feet in width,
the required side yard may be reduced to provide a minimum
buildable width of thirt~ (30) feet: provided, however, that
no side ~ard shall be less than five (S) feet.

SECTION 14
Special Use Regulations
Special uses ma~ be autborized b~ a special permit granted by tbe
Board of Adjustment in appropriate class and subject to certain cond-
itions and safeguards as migbt be required b~ tbe Board of Adjustment.
The Board shall in a reasonable time for a bearing of tbe applicantion,
give public notice thereof, as well as due notice to the parties in
interest, and decide the same within a reasonable time. Upon tbe bear-
ing, any party may appear in person or by agent or by attorney.
The purpose of such hearing by the Board shall be to determine that
the granting of the special permit will not adversely affect the char-
acter and appropriate use of the area or neighborhood in which it is
proposed to locate; will not substantially depreciate the value of
adjacent and nearby properties for use in accordance with tbe re-
gulations of the zoning district in whicb the~ are located; and will
be in keeping'witb the spirit and intent of this Ordinnce: will not
adversely affa~t traffic, public utilities, public health, public safety
and the generai welfare. '
All applications for special permits shall be submitted with plans,
in sufficient detail to determine the proposed use of the entire premises
as well as all buildings and structures, to the City Inspector who
shall file and report on the same to the Board of Adjustment.

1. The Board is herby authorized to approve anymd all
additions or structural alterations to special uses after '
they have qualified and have been approved by the City Inspector.
2. Uses for which special permits may be secured, subject
to all conditions and safeguards prescribed herein or as may
be further perscribed by the Board of Adjustment, are as follows:
A. Golf Driving ranges and miniature golf courses; provided
the illumination of such facilities does not exceed two
tenths (0'.2) foot-candle as across the source property
line when adjacent to a Residential District; however;
such facilities are permitted the use of an illuminated
advertising sign or marquee provided such signs are not
located within twenty-five (25) feet of any Residential
District Boundary and the illumination of such signs or
marquees does not exceed two tenths (0.2) foot candle
across the source property line.
B. Radj,o, television, or microwave broadcast or relay towers.
C. Sewage, refuse, or garbage disposal and/or treatment
plants; provided such facilities conform to performance
standard set forth in subsection 11.04, Performance
Standards, such facilities shall be enclosed by a screen
ing device as defined in Section 2, Definitions.
SECTION 15
Nonconforming Buildings and Uses
The lawful use of any building, structure or land existing at the
time of the enactment of this Ordinance may be continued although such
use does not conform with the provisions of this ordinance; provided,
however, the right to continue such nonconforming uses shall be subject
to the following regulations:
15.01 Nonconforming Buildings
1. A nonconforming building or structure may be occupied except
as herein provided.
2. Normal repairs and alterations as necessary to its upkeep may
be made to a nonconforming structure or building such as reroofing,
painting, or refounding; provided that no structural alterations
shall be made except as follows:
(a) Those required by law or Ordinance.
(b) Tho~o necessary for installing and enclosinp, sanitary
facilities such as toilets and bathrooms.
(c) Those necessary for the installation of cooling, heat-
ing, exhaust, ventilating appurtenances or facilities, or
abatement devices designed to reduce nonconformity with per-
formance standards.
3. A nonconforming building or structure shall not be added to or
enlarged:in any manner unless such addition and enlargements are
made to conform to all the requirements of the district in which
such huildin~9 or structures are looated.
