Dear Mr. Follis,
Staff reviewed revised site plan and found the following items need to be addressed.
1. Noticed significant changes (increased size of building, addition, and utilities relocations)
from the previous submittal.
2. Note #3 regarding water connection needs to be updated and corrected to reflect new/
proposed 1" water meter off proposed 6" public water main.
3. Note #4 regarding sewer connection needs to be updated and corrected to reflect proposed
sewer tap into existing manhole.
4. Site plan shows "Underground" what does this represent?
5. Remove floor plan/ walls/ doors of Blast building and proposed shop building addition from
proposed site plan.
6. Will existing house (pre -existing -non conforming house be demolished so that 6" public
water main can be installed?
No water line easement is shown on site plan. A minimum 10' is required for the proposed
public 6" water line and appurtenances
8. Proposed 1 ''/d' water line needs to be shown as a "metered" water line.
9. SWQP is required from the City.
10. Need to update parking legend to include accessible parking spaces.
11. Add the following to the site plan notes:
• Relocation of existing fire hydrant to be made by contractor.
• 2" sanitary sewer connection to manhole will made by the contractor.
12. Proposed private 1-1/4" water line must "tee" past the proposed 1" water meter service.
13. 1"Set Meter Only is applicable.
14. The elevation of the existing 8" sanitary sewer (N. "P" St.) will need to be verified for the
feasibility of the proposed 8"sanitary sewer.
15. A separate Utility Plan is suggested for review and approval by the City.

11. Mark Huber spoke with Mr. Follis 1-9-13. Mr. Follis agreed to bring into the I.D.
office, "corrected" copy of HCAD form- prior to permit issuance.
12. Need Engineer seal.
13. SWQP required as per R. Slaton.
14. Need to show size of parking spaces/ accesable parking spaces and access isles.
15. Update park legend to include accessible parking.
16. Site plan indicates new meter (electrical) therefore a new address is needed prior
to building permit issuance.
17. At this time, this reviewer has not seen C. Herrod comments regarding Version
III.

This letter is in response to your review letter of 12/20/12 for 12022 N. 'P' Street - Shop Building
Addition & New Blast Building - Project (CLP. #12-82000028).
1. Need engineer/surveyor's seal and signature on the site plan.
Engineers/surveyor's seal and signature will be provided after final review is complete.
2. Total area (sq. ft.) does not match with lot sizes shown on the site plan.
Not sure what you mean by this. Outbound information taken from survey shows the same square
footage. See attached survey.
3. Need to combine HCAD # to include tract 912.
see attached application.
4. Show number of accessible spaces provided and include in the parking calculations on the site plan.
Is any additional landscaping for this development phase proposed?
Reference sheet S-1, 'one accessible space shown - reference parking space #10. Parking
calculations are shown under 'Parking Requirements. No additional landscaping is required
Show routing of all public and private utilities (water, sewer, electric etc.). Indicate, if there is need
for any new water/sewer taps or separate electric meters for the proposed buildings.

applicable. The design must be in accordance with the Public

Dear Mr. Tietjens,
ACT Independent Turbo Services is a rapidly growing business currently located near- Hobby
Airport in Houston. Capital investment of $20mm over 4 years is well under way to facilitate
fti Cher growth of the business. ACT Independent Turbo Services would like to purchase a large
parcel of land in the City of LaPorte to relocate the existing business and greatly expand the
current size. Enclosed are details about the company and the proposed plan.
By this letter, ACT Independent Turbo Services formally and respectfully proposes this plan for
approval by the City of Laporte.
The growth plan for ACT requires that land be. purchased by mid Jan. 2012 in order to stay on
schedule. We would ask that the City of LaPorte expedite the approval process if possible.
LaPorte is our first choice, but if we cannot get approval soon we will be forced to move on other
options outside LaPorte where zoning is already industrial.
The site plan proposed includes a very generous "green belt' in combination with wet bottom
retention pond to produce an attractive frontage view along Bay Area Blvd. The crane buildings
will be over 400 feet from Bay Area Blvd., and hidden from view due to the green belt. The
future administration building will be brick construction with appropriate landscaping.
I have worked in LaPorte for over 27 years and believe that it is a great place to live and do
business. We are eager to meet with the City Staff, the Planning and Zoning Commission, and
the City Council to discuss the plan.

Dear John:
On behalf of my client, PPG, we hereby submit the following non -binding Letter of Intent on the
above referenced property and further shown on the Exhibit A attached hereto.
Property: +40 acres as shown on the attached Exhibit "A"
Purchase Price:
Review of Survey & Title Buyer shall have a period of thirty (30) days after Buyer's receipt
Commitments: of the Title Commitment and Survey in which to give written
notice to Seller specifying Buyer's objections, if any. Seller shall
bear the cost of such Title Insurance, Premium and Survey.
Feasibility Period: During the period commencing with the Effective Date and
ending seventy five (75) days thereafter, Buyer shall conduct all
inspections, tests, examinations of all leases, contracts,
warranties, environmental studies, appraisals, etc. of the property
at Buyer's sole cost and Buyer's sole determination of
acceptance.
Closing: The closing date shall be on the fifteenth (151h) day after the
Feasibility Period or such earlier date as mutually agreed to in
...writing by Seller and'Buyer:: ..: :..... .. ..'
Commission: Seller shall pay a real estate brokerage fee of six percent (6%) of
the total sales price to be split 50% to Studley and 50% to Grubb
and Ellis Company. The commission shall be paid in cash at
Closing.
Earnest Money: Buyer will deposit the sum of One Hundred Thousand Dollars
($100,000.00) with Star -Tex Title Company ("Title Company") as
earnest money:

Comments: This non -binding letter of intent is intended to set forth the parties'
basic understanding regarding their desire to enter into a purchase and
sale of the Property, but does not purport to summarize all of the terms,
conditions, covenants, representations, warranties and other provisions
that may be contained in the definitive agreements that are to be
negotiated, including, without limitation, a purchase and sale agreement
for the sale of the Property and is subject to acceptance by the
Management Board of PPG.
This letter is intended to be non -binding. No party will be under any legal obligation of any kind
whatsoever with respect to the purchase and sale of the Property or otherwise by virtue of this letter of
intent or any other written or oral expression with respect to the purchase and sale of the Property.
Please note that thus Letter of Intent shall be null and void after 5:00 p.m. on Monday, November
21, 2011.
