Dear Ms. Brannon,
Staff reviewed the above plat and found the following items need to be. addressed.
1. Needs Surveyor's seal and signature on the plat.
2. Harris County Appraisal District (HCAD) record shows multiple tracts (8C, 86-1, 8D-1, 9J,
350, 351A, 352A, 331) at this location. Confirm that these lots will be combined to create a
lot/reserve. Include lots and blocks information in the legal description.
3. Add address — 11110 State Highway 225.
4. Show owner's name and describe type of development.
5. Delete filing date shown on the plat.
6. ' Provide metes and bounds description on the plat.
7. Establish all•propertycomers with 5/8" IR.
8. Lot 1 does not abut North P Street to the south: Provide name and/or recording info. for the
adjacent property to the south.
9. Delete statement#3 from the notes shown on the plat.
10. Show zoning: Lots 2 & 3 (Light Industrial LI), Lot' 1 (Large Lot Residential LL). Identify
usage of these lots, e.g. lots 2, & 3 (commercial/industrial) and lot 1 (residential).
11. Indicate building setback lines — Front 20', Rear 10', and Sides 10'(LI) & 25'45'-5'(LL).
12. Add Owner's Acknowledgement Execution Certificate on the plat (see language attached).
13. Indicate name of owner(s) and/or company in the acknowledgement certificates:

either existing or proposed within the plat boundaries or adjacent to the property.
19. Provide copy of approval letters from servicing utility and/or pipeline companies for their easements
shown on the plat.

20. Furnish the, City with a copy of the title report or property documents.
21. Show a survey control monument along street centerline or subdivision corner accurately tied
by angle and distance.
22. Show 40' wide Drainage Easement (D.E.) on either sides of the ditch, dedicated to the City of
La Porte, for the future widening of HCFCD F-101 drainage channel.
23. Payment of $808.00 has to be made to the City in lieu of parkland dedication for residential
lot 1, pursuant to Section 12.05 of the Development Ordinance (Rev.).
