(Additions) — 1499 Underwood Road (CLP. Project #09-8222) Dear Mr. Shrum, Staff reviewed the above referenced site plan (sheets A-0.0 &A-0.1) and found the following items need to be addressed. 1. Zoning is General Commercial (GC) not Light Industrial (LI). 2. Delete classification, construction type, and general construction notes. 3. Show building setbacks; front 20', rear 20', and sides 10'. 4. Label buildings in the rear as pre-existing and non -conforming. 5. Show existing fire hydrant location on the site plan. 6. Indicate location, widths, and types of utility services with line size, taps, on and off -site routing of water, sanitary sewer, gas, and electric. Identify existing/proposed electric as overhead or underground. 7. Show proposed Alklean Unit with size and location on the site plan. Show sample well (within 5' of bldg.) and oil/sand trap separator downstream of the sample well. 8. Indicate location and size of sanitary sewer connection. Identify sewer line routing from sample well to the City's sanitary sewer. 9. Show dumpster location with enclosure. 10. Surface is not a dust free; the parking area must be constructed to meet the City of La Porte's dust free criteria. 14. Existing driveways design criteria (widths, radii) are not shown on site plan to determine compliance with Section 106-835 of the Ordinances. 15. The property is subject to the City of La Porte "Exterior Building Design Standards" along major thoroughfares as 100% masonry and glass products. Development Site Plans may be prepared by a Texas registered engineer or land surveyor. The site plan information needs to be on one or maximum two standard size 24"x 36" sheet.
