Dear Mr. Larson:
Staff reviewed the above site plan and found that the following items need to be addressed:
I . Need Engineer's seal /signature on the site plan.
2. Type of development shows Motor Freight Transportation and Warehousing, however,
location of any building or warehouse is identified in phases on the site plan. Delete phase
development as parking lot, surfacing, and landscaping is intent of this project.
3. Furnish a letter from the owner stating intent of development, type of trailers/trucks parking
either empty or loaded with any hazardous or non -hazardous materials etc.
4. Proposed surface material does not comply with the City's specification of dust free surface.
PICM allows either asphalt or concrete.
5. Existing driveway along North E Street is not in compliance with Section 106-835 (driveway
criteria- width, radii) of the ordinances.
6. Show alley closing Ordinance No.1027 on the site plan.
7. Correct to show TSARP data dated 6-18-07, the property is in flood zone "AE". Need to
furnish elevation certificate to City Engineer and obtain a Flood Plain Development Permit.
8. Harris County approval for drainage outfall shall be required.
9. Delineate the limits of the floodplain and floodway on the site plan. Provide hatching on the
floodway.
10. Show the nearest fire hydrant location on the site plan.
11. Show all utilities routing. Confirm if an irrigation (landscape) meter is proposed.
12. All new fencing and signage shall require separate permit.

13. The development cost for water and sewer will be furnished once building, phase/scope'of
work is determined on the site plan.
14. Show dumpster location. Dumpster shall be screened from the public and street ROW.
15. An Industrial Waste Permit for phase development shall be required.
16. Zoning permit fee $50.00 is applicable.

2) The outfall is to a Harris County maintained. Approval is required from them for this project.

Planning Dept has determined the following:
1. Address: No address has been assigned. The landowner must submit a letter to the Harris County
Appraisal District (HCAD), and request that the accounts be combined. Contact Kathy
Powell in the Tax Office (281) 470-5048, for further information regarding Account
Combining.
2. Zoning: This property is currently zoned LI.
