I have finished my review of the Phase 2 drawings that you informed me are
currently out for bid. Please send me an email when you know who the
General Contractor will be and send me a copy of his business card for our
file. The G.0 will also need to furnish us a copy of his general liability
insurance certificate with the City of La Porte shown as Certificate
Holder.
The GC will also need to furnish us a copy of the signed contract once it
is executed.
After these items are received , I can finish processing of the building
permit.

Building Comments
1. Shell building must be completed and pass all final inspections prior to build out permit issuance.
Response: The landlord has submitted plans and are addressing comments now.
Build our permit will not be pilled until shell final inspection'.is complete.
2. Provide signed contracts and documentation to support the extremely low valuation given on the
building permit application. Project valuation includes all plan cost, construction cost to include all
building, electrical & plumbing systems.
Response: The landlord is building 90% of this space out for Dollar Tree. The landlord
will build the stockroom wall, restrooms, install HVAC units and ductwork,

We have reviewed your preliminary construction drawings for code compliance and the
following items are required to be resolved or addressed before a building permit can be issued.
Please Note: the Plans are Incomplete, therefore a complete plan review and complete plan
review comments are not able to be provided. Once you have revised your plans please submit
as a complete package in duplicate and provide a written response to each plan review
comment noted below.
1. Shell building must be completed and pass all final inspections prior to build out
permit issuance.
2. Provide signed contracts and documentation to support the extremely low valuation
given on the building permit application. Project valuation includes all plan cost,
construction cost to include all building, electrical & plumbing systems.
3. Tenant / owner to sign and return the attached zoning permit application.
4. Provide complete plumbing plans sealed by a Texas licensed Engineer.
5. Provide complete mechanical plans sealed by a Texas licensed Engineer.
6. Provide required plumbing fixture calculations per the 2012 Uniform Plumbing Code
Table 422.1 foot note #3 is applicable. Based on our calculations and the total
occupant load minimum plumbing fixtures have not been provided.
7. On all sheets remove the verbiage "Existing" this is a new shell building build out.
8. Provide Com-Check Energy Code worksheets for the Interior / Exterior lighting and
Mechanical systems.
9. Provide TAS project registration confirmation page. (Architectural Barriers)
10. There is a tax issue with the property. Contact Kathy Powel in the City of La Porte tax
office at 281-470-5048 to resolve the tax issue. Provide copy of paid tax receipt prior
to building permit issuance.
11. FYI- Separate plans and permits required for the underground fire line, above ground
fire sprinkler and fire alarm systems if applicable.
12. FYI- A separate sign permit is required before any new signage is placed.
