They told me the site is already developed, fenced & is being used. Both were advised any development/use was "unauthorized" by the city & was done Without permits; therefore, I could not authorize electric. They understood & Mr. Phillips would like to know what he needs to do to get legal with the city. According to them, we have the following. fenced, developed yard trailer chassis with container boxes on them fenced site no buildings Mr. Phillips received your 04-15-04 e-mail noting the outstanding items, a copy of the exhibit from the SAC & Masood's & my business card. I asked that he provide us with an SIC # or a synopsis of his business so we can assign the SIC number & confirm use complies with zoning regul. Also, they said Gulfwinds has outgrown their illegal site & already expanded to the Westergren/Brieden lots in Blk. 375 (south across the "unimproved J St. r-o-w" ). They want to talk about a possible street closing in regards to that expansion. FYI - in Oct. 2002, Doug Kneupper issued Fred a 6-month Temp. Dev. Authorization for Blk. 375, Lots 1-5 for a "Pub Mill for stabilized sand". Everything was supposed to be removed by 03-15-03; however, in October 2003 1 had to send Fred a special cart. letter to get site cleaned up. It took a while. I have placed Mr. Phillips card & some back up in your in -basket. I apologize. This site plan came in just before I went to a conference. I thought he had gotten you the comments. Here are my comments. Mark & I will go over the process together so he can handle as needed in the future. Thanks / Debbie CG 1 Alleys in Blk. 397 & 398 need to be purchased from the city. N. 1 st Street r-o-w needs to be purchased as well. As of today, Brian says closing has not occurred. 2) Address request has not been initiated. You show 1220 N. Broadway on site plan log but is not an existing address. Address is not known by Isaac or computer. Once assigned, address needs to be added to the site plan. 3) Property needs to be platted 4) Zoning is HI not GC - correct site plan 5) Open storage yard for what? Staff needs info. to assign correct SIC # & see if use works in HI zone. Storage for trucks? shipping containers? 6) Add legal description - All of Blk. 397, 398 & the two alleys & adj. N. 1st St. r-o-w. 7) Correct street to show N. Broadway (addresses repeat on N. & S. They need to be reflected on site plan. 20) Identify storage yard surface material (to confirm it is dust -free) and its location. 21) Is fence proposed for storage yard security? If so, no fence can be located in required front yard of industrial zones.
