Thanks for all of your help! Gentlemen, This letter is written regarding our new building that we hope to construct at 12803 Highway 225 in LaPorte, Texas 77571. We are very excited about this new location and our final construction plans are currently being engineered. Today I will share with you our proposed layout and the plot plan for our new facility. As you instructed us to do, earlier this month we began the surveying process to bring water and sewer into the property from across Hwy 225. The engineering should be ready to present to you for approval by early January. We have tentative bids on the water and sewer install based upon the outcome of the survey and engineering specifics. The building demo and construction along with property upgrades and concrete work would begin immediately tenon your approval of the plan. We have only don— e pre�minnary woi� this for general• budgetary guidelines as we assumed that our plans would change based on your guidance and local regulations. Our plans, once approved, are to remove the current structure on the site and raise the foundation approximately 6" then pour a new 40'xI60'slab on the same location. The new building will have a 40'x40' office area at the west end of the structure. The warehouse and shop area will be 100'x40' with 4 bay doors. The last 20' of the facility will be an enclosed wash bay to clean equipment. We will be grading the facility for drainage purposes and then resurfacing the entire facility with concrete. We will be installing perimeter lighting around the entire facility and upgrading the fence to a commercial grade protection level. The 8" water main with hydrants as well as the additional power that Center Point will be bringing to that location and additional bandwidth that ATT will bring to that corridor for our requirements will also aid the city in future development of the surrounding area west of Strang Rd. When we initially started this undertaking, the LAST thing we envisioned was a temporary operation at our new location. However, that is the challenge that we currently face. Our building in Pasadena sold in a much shorter time frame than we originally planned, which is great, and problematic. The new owner wants to take possession of the building before year's end. So, we are here today to ask for your guidance and assistance in making this unique request a reality. We will need to obtain permission from You to set up our temporary offices and shop facilities on the same site that our permanent facilities will be located on. Our temporary setup would include 2 portable office trailers as well as 2 large frame style tents. One of which would serve as the maintenance area and the other would be a containment area for washing equipment. We would also have several storage containers for parts and accessories as well as storage for grey water which would be trucked off -site for treatment and disposal. Initially we would place two utility poles in the fence line and run power from the current building overhead to the office trailers and tents. Before the building is removed we would have Center Point transfer the service from the existing pole directly to our temporary service pole. We will have all toilet water removed by a licensed provider and treated. Like the trailers on the lot south of ours, we will be using the on -site well for non -potable water to supply the restrooms. Once the construction begins, the building and the rear of the property will be the first priorities so that we can move in to the permanent structure as quickly as possible. Once the temporary equipment has been removed from the facility, that area of the lot will be graded foOinage and concreted to match the rest of the yowe know that this is not a routine scenario and are willing to do what is necessary to make it work. Thanks for all of your help! Gentlemen, This letter is written regarding our new building that we hope to construct at 12803 Highway 225 in LaPorte, Texas 77571. We are very excited about this new location and our final construction plans are currently being engineered. Today I will share with you our proposed layout and the plot plan for our new facility. As you instructed us to do, earlier this month we began the surveying process to bring water and sewer into the property from across Hwy 225. The engineering should be ready to present to you for approval by early January. We have tentative bids on the water and sewer install based upon the outcome of the survey and engineering specifics. The building demo and construction along with property upgrades and concrete work would begin immediately upon your approval of the plan. We have only done preliminary work on this for general budgetary guidelines as we assumed that our plans would change based on your guidance and local regulations. Our plans, once approved, are to remove the current structure on the site and raise the foundation approximately 6" then pour a new 40'x 160'slab on the same location. The new building will have a 40'x40' office area at the west end of the structure. The warehouse and shop area will be 100'x40' with 4 bay doors. The last 20' of the facility will be an enclosed wash bay to clean equipment. We will be grading the facility for drainage purposes and then resurfacing the entire facility with concrete. We will be installing perimeter lighting around the entire facility and upgrading the fence to a commercial grade protection level. The 8" water main with hydrants as well as the additional power that Center Point will be bringing to that location and additional bandwidth that ATT will bring to that corridor for our requirements will also aid the city in future development of the surrounding area west of Strang Rd. When we initially started this undertaking, the LAST thing we envisioned was a temporary operation at our new location. However, that is the challenge that we currently face. Our building in Pasadena sold in a much shorter time frame than we originally planned, which is great, and problematic. The new owner wants to take possession of the building before year's end. So, we are here today to ask for your guidance and assistance in making this unique request a reality. We will need to obtain permission from you to set up our temporary offices and shop facilities on the same site that our permanent facilities will be located on. Our temporary setup would include 2 portable office trailers as well as 2 large frame style tents. One of which would serve as the maintenance area and the other would be a containment area for washing equipment. We would also have several storage containers for parts and accessories as well as storage for grey water which would be trucked off -site for treatment and disposal. Initially we would place two utility poles in the fence line and run power from the current building overhead to the office trailers and tents. Before the building is removed we would have Center Point transfer the service from the existing pole directly to our temporary service pole. We will have all toilet water removed by a licensed provider and treated. Like the trailers on the lot south of ours, we will be using the on -site well for non -potable water to supply the restrooms. Once the construction begins, the building and the rear of the property will be the first priorities so that we can move in to the permanent structure as quickly as possible. Once the temporary equipment has been removed from the facility, that area of the lot will be graded for drainage and concreted to match the rest of the yard. There will be an irrigation meter and service meter fro Tiger. Planning had indicated a separate service line for each during the site plan review. I talked to them about just doing one service line across the road so that there are not two taps on the main right next to each other. We talked about how that can cause a horizontal crack in the pipe over time between the two taps and I thought public works would want to avoid having two taps right next to each other if possible. There would still be two meters and two tap fees but there would only be one physical line across the road. They said they would talk to you about it but I never heard back. What is your preference?
