Re: Sale of Klein Retreat and the Happy Harbour properties
Dear Corby:
At your request and further to my letter to you of September 11, 2014,
connected with the sale by the City of La Porte of the former Klein Retreat and
Happy Harbour properties, enclosed herewith are the following documents:
KLEIN RETREAT PROPERTY: The Klein Retreat property was purchased by the
City of La Porte from Neighborhood Centers, Inc. on May 25, 2004. I enclose with
this letter a copy of the recorded Special Warranty Deed; a copy of the Owner's
Title Policy from Stewart Title Company, insuring the title for the amount of the
purchase price of $550,000.00; and a copy of the survey conducted by Charles E.
Bates, Land Surveyor,
HAPPY HARBOUR PROPERTY: The City of La Porte purchased the former Happy
Harbour property from The Aldersgate Trust on June 30, 2009 for a purchase
price of $1,400,000.00, I enclose herewith copies of the following documents:
General Warranty Deed from The Aldersgate Trust to the City of La Porte, which
was recorded in the Harris County Clerk's office on July 7, 2009; Stewart Title
Guaranty Company Owner's Title Policy to the City of La Porte, insuring the title
for the amount of the purchase price; and survey by Bear Land Surveying
Company dated May 5, 2009s
The City obtained Phase I environmental studies on each of these properties at
the time of purchase.

The City would expect to furnish new Phase I environmental studies to Lite
prospective purchasers.
Due to the length of time which has elapsed since the purchases, I would
recommend that the City obtain fair market value appraisals on each tract of
land. The appraisals should also address the fair market value of the two tracts
of land, if sold together.
