Being a 3,320 acre tract of land, situated in the Johnson
Hunter Survey, Harris County, Texas, and being a portion
of Bayshore Park, a subdivision situated in Harris
County, Texas, according to the map or plat thereof
recorded in Volume 10, Page 22 of the Map Records of
Harris County, Texas, said 3,320 acre tract being
comprised of the following; 1) Lots 1, 21 31 41 5, and 6
in Bay Front Block, along with the area shown as "Street"
lying southeasterly of Lot 3 of said Bay Front Block, all
of the "Reserve" tract lying southeasterly of Lots 4, 51
and 6 of said Bay Front Block, 2) Lots 1, 21 3 and 4 of
Bayshore Block, SAVE AND EXCEPT the northeasterly 5 feet
of said Lot 4, and 3) a portion of Bayshore Drive lying
between Lot 1 of Bayshore Block and Lot 6 of Bay Front
Block, and being more particularly described by metes and
bounds on Exhibit ^A" attached hereto and made a part
hereof.
This Deed is made and accepted SUBJECT TO the Permitted
Encumbrances, as described on Exhibit ^B^ attached hereto
and made a part hereof.
Reservations from and Exception to Conveyance and Warranty: This
conveyance is made subject to all and singular the restrictions,
conditions, oil, gas, and other mineral reservations, easements,
and covenants, if any, applicable to and enforceable against the
above described property as reflected by the records of the county
clerk of the aforesaid county.
Grantor for the consideration and subject to the reservations from
and exceptions to conveyance and warranty, grants, sells, and
conveys to Grantee the property, together with all and singular the
rights and appurtenances thereto in any wise belonging, to have and
hold it to Grantee, Grantee's heirs, executors, administrators,
successors, or assigns forever. Grantor binds Grantor and
Grantor's heirs, executors, administrators, and successors to
warrant and forever defend all and singular the property to Grantee
and Grantee's heirs, executors, -administrators, successors, and
assigns against every person whomsoever lawfully claiming or to
claim the same or any part thereof, except as to the reservations
from and exceptions to conveyance and warranty.

Being a 3,320 acre tract or parcel of land situated in the Johnson Hunter Survey, Harris County,
Texas, and being a portion of Bayshore Park, a subdivision situated in Harris County, Texas,
according to the map or plat thereof recorded in Volume 10 Page 22 of the Map Records of Harris
County, Texas, said 3,320 acre tract being comprised of the following; 1) Lots 1, 2, 31 4, 5, and 6
in Bay Front Block, along with the area shown as "Street" lying southeasterly of Lot 3 of said
Bay Front Block, all of the "Reserve" tract lying southeasterly of Lots 4, 5, and 6 of said Bay
Front Block, 2) Lots 1, 2, 3, and 4 of Bayshore Block, SAVE and EXECPT the northeasterly 5
feet of said Lot 4, 3) a portion of Bayshore Drive lying between Lot 1 of Bayshore Block and Lot
6 of Bay Front Block, and being more particularly described by metes and bounds as follows;
BEGINNING at a 3/4" iron rod found on the southerly line of said Bayshore Park and the easterly
line of Bayshore Drive, 50 feet wide at this point, for the westerly comer of said Lot 1 of Bay
Front Block, having a State Plane Grid Coordinate value of N=13808387.21 E=3235998.63;
THENCE N 36°25'59" E, plat bearing N 38°52' E, along the easterly line of Bayshore Drive, a
distance of 100.00 feet, to a 5/8" iron rod found for the beginning of a curve to the right;
THENCE Easterly, along Bayshore Drive, along a curve to the right, having a radius of 50.00
feet, a central angle of 89°44'34", snare length of 78.32 feet, and a chord bearing and distance of
N81°33'43" E a distance of 70.55 feet, to a''/4" iron rod found for a point of reverse curve;
THENCE Northeasterly, along Bayshore Drive, along a curve to the left, having a radius of
100.00 feet, a central angle of 90°00'00", an arc length of 157.08 feet, and a chord bearing and
distance of N 81°25'59 E a distance of 141,42 feet, to a Mag Nail set for corner of the herein
described tract;
THENCE N 30045149" E, along the easterly line of Bayshore Drive, a drr
istance of 100.85 feet, to
a Mag Nail set for the westerly corner of said Lot 4 of Bayshore Block;
THENCE N 36025'59" E, plat bearing N 38°52' E, along the easterly line of Bayshore Drive, 40
{ feet wide at this point, a distance of 45.00 feet, to a 1/2" iron rod with plastic cap stamped "RPLS
ki 4980" set for the westerly comer of Lot 5 and the northeasterly 5 feet of Lot 4 of Bayshore Block
as described in deed to Mark McBride recorded in Harris County Clerks File No. K061933, for
the most northerly corner of the herein described tract;
THENCE S 53039'56" E, plat bearing S 51°08' E, over and across said Lot 4, along the
southwesterly line of the said McBride tract, passing at 300.00 feet a 1/2" iron rod with plastic
cap stamped "RPLS 4980" set for reference, and continuing for a total distance of 336,73 feet, to
a point for corner on a wood bulkhead on the southwesterly line of Galveston Bay, for the most
easterly corner of the herein described tract;

Nail set on the southwesterly line of the said "Reserve" tract of said Bayshore Park, for the
southwesterly comer of the herein described tract;
THENCE N 53039'56" W. plat bearing N 51008' W, along the southwesterly line of said Bay
Front Block and said Bayshore Park subdivision, passing at 397.66 feet and 0.67 feet left of line,
a %1) iron rod found for the northwesterly comer of a called 4,589 acre tract to Neighborhood
Centers -Day Care and recorded in Harris County Clerks File No. F799841, and continuing for a
total distance of 410.45 feet to the POINT OF BEGINNING, containing a calculated area of
3.320 acres of land.
