- RURAL, LARGE LOT SINGLE-FAMILY RESIDENTIAL DISTRICT COMMITTEE MINUTES OF OCTOBER 7,2004 COMMITTEE MEMBERS PRESENT: Doretta Finch, Wayne Knox, Sidney Grant, Sue Sabin, Donna Medford, Bill Manning, Leroy Jones, Delecia Turner, Rev. Tom Rawls, Tim Carter, and Chris Santiago MEMBERS OF THE AUDIENCE: Lee Allen, resident of 2018 Laura Lane CITY STAFF PRESENT: Interim Planning Director Wayne Sabo, Planning Coordinator Masood Malik, and Planning & Zoning Commissioner Nick Barrera serving as Meeting Facilitator 1. CALL TO ORDER Meeting called to order by Chairperson Turner at 7:00 p.m. 2. ROLL CALL Chairperson Turner called roll with all members present. 3. CONSIDER APPROVAL OF SEPTEMBER 2,2004, MINUTES Motion by Donna Medford to approve the Minutes of September 2, 2004. Second by Rev. Tom Rawls. The minutes were approved unanimously. 4. REVIEW AREA MAP AND REFINE PLANNING AREA The Committee reviewed and compared the Area Map with the Zoning Map. The Committee agreed the industrial area east of Sens Rd. should be excluded from the proposed district. Only residential areas should be included. 5. REVIEW LARGE LOT CONCEPT AND DEVELOPMENTAL COSTS Both the Chairperson and staff provided breakdowns of typical costs related to development of a 10- acre tract. 6. DISCUSS FINDINGS FROM VISUAL OBSERVATION OF PROPOSED PLANNING AREAS Committee Members shared opinions from their visual observation of the proposed district. 7. CONSIDER MINIMUM LOT WIDTH REQUIREMENTS The Committee agreed the minimum lot width should be 100'. 8. CONSIDER MINIMUM ACREAGE REQUIREMENTS The Committee agreed the minimum acreage should be one (1) acre. 9. CONSIDER BUILDING SETBACK REQUIREMENTS The Committee agreed the current setbacks for large lot residential (25' front; 15' rear; 5' side) should apply. 10. ADJOURN Chairperson Turner declared the meeting adjourned.
