Tom <br />Rawls, Tim Carter, and Chris Santiago <br /> <br />MEMBERS OF THE AUDIENCE: Lee Allen, resident of 2018 Laura Lane <br /> <br />CITY STAFF PRESENT: Interim Planning Director Wayne Sabo, Planning Coordinator <br />Masood Malik, and Planning & Zoning Commissioner Nick <br />Barrera serving as Meeting Facilitator <br /> <br />1. CALL TO ORDER <br /> <br />Meeting called to order by Chairperson Turner at 7:00 p.m. <br /> <br />2. ROLL CALL <br /> <br />Chairperson Turner called roll with all members present. <br /> <br />3. CONSIDER APPROVAL OF SEPTEMBER 2,2004, MINUTES <br /> <br />Motion by Donna Medford to approve the Minutes of September 2, 2004. Second by Rev. Tom <br />Rawls. The minutes were approved unanimously. <br /> <br />4. REVIEW AREA MAP AND REFINE PLANNING AREA <br /> <br />The Committee reviewed and compared the Area Map with the Zoning Map. The Committee agreed <br />the industrial area east of Sens Rd. should be excluded from the proposed district. Only residential <br />areas should be included. <br /> <br />5. REVIEW LARGE LOT CONCEPT AND DEVELOPMENTAL COSTS <br /> <br />Both the Chairperson and staff provided breakdowns of typical costs related to development of a 10- <br />acre tract. <br /> <br />6. DISCUSS FINDINGS FROM VISUAL OBSERVATION OF PROPOSED PLANNING AREAS <br /> <br />Committee Members shared opinions from their visual observation of the proposed district. <br /> <br />7. CONSIDER MINIMUM LOT WIDTH REQUIREMENTS <br /> <br />The Committee agreed the minimum lot width should be 100'. <br /> <br />8. CONSIDER MINIMUM ACREAGE REQUIREMENTS <br /> <br />The Committee agreed the minimum acreage should be one (1) acre. <br /> <br />9. CONSIDER BUILDING SETBACK REQUIREMENTS <br /> <br />The Committee agreed the current setbacks for large lot residential (25' front; 15' rear; 5' side) should <br />apply. <br /> <br />10. ADJOURN <br /> <br />Chairperson Turner declared the meeting adjourned. <br />
