Chairman Elsie Noore presided.
Commission members present were; Ewell A. Brigham, Elsie Moore,
George Norris, Mrs L. T. Preston,Walter Roberson, Fred Ruff, and
ACr. I. Leon Smith. Mr. Jack :Alarid of Tillson Built Homes and
l~.r. W. T. Carter were also present.
1W.r. Jack Alarid of Tillson Built Somes, appeared in behalf of
T~qr. F. T". Baldwin the owner of a three acre tract on the Bay in the
City of La Porte in a Class A Zoned section. Mr. Baldwin wants
to build a house with two bedrooms and two baths which contains
1053 square feet of living area. He is building (planning) the house
within eight feet of the existing sewer line. To build a house
corta~gg 1500 square feet he would have to either move the existing
sewer or move the entire house ber~ind the sewer line thus destroying
the view and reducing the value of his property. Mrs. r:ocre informed
blr. Alarid that the Zoning Commission could not pass upon a building
permit for this house since it did not comply with the Zoning requir-
ments. tire. Moore further stated that 1~Lr. Baldwin must appeal to
the Board of Ad~u.stment if he still desires to build the house as
planned. T~:rs. ::vote thanked Nit. Alarid for appearing.
• Mr. W. ~. Carter presented a plat of a proposed sub-division to be
known as "Shady River" adjoining Shore Acres Addition on the west side
of T?ighway 146. Two prints of the preliminary plat were mailed
to the Zoning Commission by Edward G. Pearson (Civil Engineer)
February 2, 1962. Mr. Carter indicated they tentatively plan to
build houses in the 12,500 to 20,000 range. They plan concrete
streets with open ditches. Depending upon the outcome of the Utility
District, they plan to install water and sewers. The property will
have restrictions. Mr. Carter was told th~.t he should have subm'tted
four copies of the preliminary plat and that he should also have met
with the City Commission. After the preliminary plat has been
approved, four copies of the final plat, including a linen copy,
will be required. We would like to ~~n.ow the planned distribution
of houses in approximate floor area at th~ t ti~::e.
The Secretary read the minutes of the 1Qovember 8, 1961 meeting.

that the minutes be approved.

as Assistant Secretary. ~e~ge Fred Ruff nominated P~:rs. E. T. Freston
for Assistant Secretary. Nit. T. Leon Smith moved that she be
elected by acclaimation. Fred Ruff seconded the moti~~n.

The By-Laws were read for the third and final time. Gse~ge Ruff
made a vlotion seconded by I. Leon Smith that the By-Lai,*s be apfroved.

Enclosed find two prints of preliminary plat of a
subdivision to be known as "Shady River" adjoining
Shore acres Hddition on the west side of Highway 146.
It is my underst~snding that under current Strata laws
your Commission has ,jurisdiction over the plotting
of this land because it falls within five miles of
the present city limits of Laporte•
Would you be kind enough to review this plat at your
earliest convenience and let me know if this layout
will be acceptable. also, will you please let us
know the procedure for obtaining approval of the
final plot of t~ais subdivision.
