for a new office building. The ordinance requires five spaces
per 1000 sq. ft., and they requested that they be allowed to
have only three per 1000 sq. ft. The. request was denied.
During the discussion, the term "floor area", as defined in the
ordinance, was questioned. In 13-404 (6), the ordinance requires
1 space for each 200 sq. ft. of "floor area". In 14-102 (1),
"floor area" 'is defined as the gross floor area of the specific
use. The question: Is "specific use" to be interpreted as office
space, since this is to be an office building, or must it include
all supportive areas such as halls, stairways, rest rooms', etc.?
The interpretation will mean a difference of perhaps five spaces.
Mr. Mireles and World Wide Diesel, Inc.; are anxious to complete
their plans and begin construction very soon. They are also
anxious to comply with all regulations of the City of La Porte, yet
do not wish to purchase more land than will be required to meet
those regulations.
The Planning & Zoning Commission requests your interpretation of this

December 17, 1979
Plan one provides for 55 off street parking spaces with 76 required,
(5 spaces per 1000 square ft. of total floor area).
- Plan two provides for 81 off street parking spaces with 81 required.
• The Inspection Department recommends acceptance of plan two and
rejection of the variance to reduce the required number of parking
spaces from 5 per 2000 sq. ft. to 3.per 2000 sq. ft.

SUBJECT: Utilities for Block 724, Lots 1 thru 5.
An extention agreement will be required for sewer either to come from
existing manhole located at the~eorrer of South "B" and ISth Street
or bored under West Main to existing Line on North side of West Main.
- There is a 1" water line in the alley and an 8" water main in front
of the property along West Main.
Public Works has plans for removing the 1" water line leaving no
Utilities. in the alley.
ZSth Street is unimproved and is subject to requiring a Paving
P_greement to furnish the Fire Department access to the building
on two sides.
