These build- in�s are manufactured by Cary -way Portable Building Pianufactors and will be used by the church for class rooms until an additional church building can be completed. Our church is now in the plannin.- stage for a new sanctuary to be constructed on the sight as soon as possible. After the completion of the new building, these portable buildings will be disposed of. The church has received permission from the Fairmont Park Homes Association and a copy of their letter is enclosed. PART TWO ARTICLE THIRTEEN: DISTRICT REGULATIONS ZONING DISTRICT REGULATIONS SECTION 13-100 GENFRAL REQUIREMENTS AND PROVISIONS 13-101 The regulations applying specifically to use, buildings, bulk, and premises within residential and commercial zoning districts are set forth in this Article. Also applying to each zoning dis- trict are the regulations set forth in all other regulatory and definitive articles and sections of this Ordinance. 13-102 All buildings erected hereafter, all uses of land or buildings established or -changed hereafter, all structural alterations, enlargements, relocations of existing buildings occurring here- after, shall, in addition to the other regulations of this Ordi- nance, comply with the regulations of the zoning district in which located, except in compliance with Subsection 6-102 of this Ordinance. 13-103 A lot of record, which, on the effective date of this Ordinance, has an area or width less than hereinrequired, may be used for single-family dwelling or a permitted nonresidential use, un- less the adjacent property is under the same ownership and could be replatted.to make conformity possible. SECTION 13-200 "R-l" SINGLE-FAMILY DWELLING•AND DUPLEX DISTRICT REGULATIONS 13-201 Use Regulations: In "R-l" Single -Family Dwelling and Duplex District no land shall be used and no building -shall be erected for or converted to any use other than: (1) A Single-Family.Residence. (2) Duplexes, upon petition of the property owner and after notice and public hearing thereon as provided in Article Seventeen hereof. (.Ord. #780-G, 8-17-70) (3) Churches, rectories, parish houses, and convents in conjunction .with schools. (4) Public parks and public playgrounds and noncommercial athletic fields. (4a) Public, private, or denominational schools having a curriculum equivalent to a public elementary or secondary school, by 6pecial permit. (5) Golf Course, but not including miniature golf course, driving range, or any forms of commercial amusement. (6) Community club facilities when organized for use of a particular residential development. (7) Fire Stations. (8) Accessory buildings, including a private garage, bona fide servants' quarters not for rent but for the use of servants employed on the premises, when detached from the main building and located not less than seventy-five (75) feet from the front lot line, and not less than five (5) feet from any side property line. When the accessory building is directly attached to the main building by a breezeway, it shall be considered an integral part of the main building. The breezeway may be considered a pars: of the accessory building. When the breezeway extends into the required rear yard, it, together with the main building and all other accessory building or buildings, may occupy not more than one-third (1/3) of the entire yard. -i5- ...: 13-203 13-2o4 13-205 Height Regulations: No building shall exceed two (2) standard stories in height. Area Regulations: (1) Front Yard: There shall be a front yard having a minimum depth of twenty-five (25) feet. (2) Side Yard: The minimum side yard shall be five (5) feet or ten per cent of the lot, whichever is greater; however, lots less than fifty (50) feet in width shall provide a minimum side yard of three (3) feet, except that on corner lots, the side yard on the side street side shall be a minimum of five (5) feet. An accessory buildin; in a rear yard shall not be closer than three (3) feet to a side lot line. (3) Rear Yard: i,11 buildings shall be not less than tvienty- five (25) feet from the rear property line, except that a detached accessory building may come within three (3) feet from the rear property line. (4) «roa of the Lot: :11 building plots in this district shall contain not less than six thousand (6,000) square foot, subject to the provisions of Section 13-103. (5) Buildings on the lot; The buildings or buildinm on any one (1) lot must not exceed more than one-third (1/3) of the entire lot area. Other Regulations: (1) Parking Space: Off-street parking space shall be provided on the lot to accommodate one (1) motor car for each dwelling unit; however, no supporting member of -any garage, car port, or other automobile storage structure shall be located within the required front yard. (2) Moving Pornits: No building may bo moved into an "R" a Single -Family and Duplex Duelling District unless it complies with all regulations in the District. (3) Fences: Front yard fences will not be permitted, side or back yard fences will be permitted; providing, however-, that they are constructed of wood or of galvanized chain link, and providing, that height does not exceed six (6) foot. (4) No trailers or inoperable vehicles of any type may be parked or stored in the front yard of "R-1" Single -Family and Duplex Dwelling District. -18-
