Meeting called to order at 7:00 P.P4.

Members Absent: Commission member J. B. Womack
The request for variance to build a carport at 312 San
Jacinto by Andres Trevino (lots 11 7 12 Block 219) was
discussed. Motion was made by Pfeiffer to grant the request,
second by Blackwell. The motion carried 5-ayes and 0-nays.
Ayes: Pfeiffer, Springall, Wright, Bl~.ckwell, Grant
Nays: None ,
• The Request .for variance on front building line on Lots 5
and 6, Block 7, Sylvan Beach Addition by David R. Tutt was
discussed. A motion was made by Springall to grant the
variance, second by Wright. The motion carried 5-ayes and
0-nays.
Ayes: Pfeiffer, Springall, Wright, Blackwell, Grant
Nays: None
Chairman Muston reported that Decker McKim and Eddie Gray
will attend the next Planning and Zoning Commission Work
shop meeting on July 14, 1980 to discuss multi-family
dwellings as they apply to the proposed zoning ordinance.
Motion to adjourn by Pfeiffer, second by Blackwell, there
being; no further business the meeting was duly adjourned
at 8:45 P.M.

Subject: Request for variance to build carport
312 San Jacinto--Andres Trevino (Lots 11 & 12,
Block 219)
P4r. & Mrs Andres Trevino appeared before the P. & Z.
Commission on July 7, with a request for a variance to
build a carport at their home at 312 San Jacinto. Their
home is so situated that there is no access to the back
yard by vehicles. They own two late model automobiles
which must be parked under overhanging branches of the
neighbor's pecan trees. .
In considering the request, Planning & Zoning took
into consideration the 100 foot right-of-way existing on
• San Jacinto. This wide right-of-way would provide ample
space between the house and street, even though the
carport would be within 5 feet of the front property line.
We request a public hearing on this request for variance
and provided that it is not objectionable to neighboring
property owners, recommend that the variance be granted.

Enclosed is a diagraz~ of the proposed carport.
The two reasons for the request are:
1.
Property Pd~a.cent to the left side of our
driveway has pecan trees. The trees drip
sticky sap on our two ne~~ automobiles and
we feel the sap is damaging to the exte-
ri~r of the automobiles.
2. There is no access to our three lots
through the rear •~to build a ga•ra.ge or car-

port in the back of the house.

SUBJECT: Request for variance on front building line on
Lots 5 & 6, Block 7', Sylvan Beach Addition,
David R~. Tutt .
Planning .and Zoning Commission met July 7 to consider
a request for a variance on the front building line on
property owned by Mr. Robert E. Tutt. Mr. Tutt's son, David
Tutt, was in attendance.
• The rear of the subject property abuts city owned right-
of-way for Cedar Larie. Cedar Lane is non-existent, and the
waters from Little Cedar Bayou have eroded the bank and
claimed much of the city owned property.
Mr. Tutt wishes to construct a home on his property which
will be as far away as possible from the damaging effects of
erosion and the dangers of flooding presented by Little
Cedar Bayou.
The other homes on that block (except for one) are all
within about 9 feet of the property line. Mr. Tutt wishes
to place the new home in line with three existing homes on
adjacent properties. Planning & Zoning considers that such
palcement would not be detrimental to that particlular
pocket neighborhood, and woixld in fact be consistent with
existing homes.
Planning & Zoning requests a public hearing to consider
Mr. Tutt's request for variance. We recommend approval
of such request.
