of said property for and on behalf of said Fairmont bark Corporation, according to
the lines, /Ots, building lines, streets, alleys, parks, and easements thereon shown and
designate said subdlvis/on as FA/RNIONT I1ARK, Section 3, located in the WLT-
M.Jones Survey, A-482, in Harris County, Texas, and on behest{ of said Fairo mnt
Park Corporation, dedicate to the public use, as such, a// of the streets, alleys,
parks and easements shown thereon forever and do hereby waive any claims for
damages occasioned by the establish/ngg of grades as approved for the streets and
a//eys dedicated or occasioned by the alteration of the su, face o{any porlion of the

This is to certify that we, Bernice 5. Far-ringlon and Justin S.Morrill, President
and secretary respectively of Fairmott f02rk Corporati017,owner of the property
subd/v/ded in the above and foregoing n-7aP of FAIRMONT PARK,Secflon 3,1-7ave Com-
plied or will comply with the existing Harrl•5 Co. Road Lew, Section 31-C as amended by
House F3ill 389, Acts of /959, 56'` Legislature, and a1/ other regulations hereto —
fore on f i!e with the Harris County Eng/neer and adopted by the Comm/ssioners Court
of Harris County, Texas .
There is also dedicated for utilities an unobstructed aerial easement five (5) feet
wide from a plane twenty (20) feet above the ground upward, located adjacent to all
easements and 20'Alley5 shown hereon.
We hereby, covenant and agree with the City of La Porte andlor- Harris County
and/or any property owner that bulldinylines and utility easements in adjacent acreage
are hereby established as shown.
FURTHER, said Fairmont Park Corporation does hereby dedicate forever to the public
a strip of land fifteen (15) feet w/de on each side of the center line of any and all gullies,
ravines,draws, sloughs or other natural drainage courses located in said subdivision, as
easements for drainage purposes, giving Harri's County andlor- any other public agency
the ri ht to enter upon said easements at any and all Times for the purposes of constructing
and7r maintaining drainage work andlor- structures.
FURTHER, all of the property subdivided in the above and foregoing map shall be re-
stricted in ils use, which restrictions shall run with the title to the proper-ty,and shall be en-
fbrceable,al the option of Harris Co. by Harris Co. oreny citi3en thereof by injunction as follows :
/. The drainage of septic tanks into road,street,alley or other public ditches, either
directly or indirectly, !s strictly prohibited.
2. Drainage structures under private driveways shall have a net drainage opening
area of su{{icient size to permit the free {low of water without backwater, and shall be
am/nlmum of one and three quarters(1341)square feet (16"oliameter pipe culvert). Culverts
or bridges mustbe used for driveways and/or walks.
