by metes and bounds as follows:
BEGINNING at a 5/8 inch iron rod set on the west right-of-way line of South
Broadway (Old Highway 146), being the southeast corner of Lot 30 and the northeast
corner of Lot 29, Block 1337, said Town of La Porte;
THENCE South 89'58'59" West, at 266.00 feet pass the southwest corner of Lot 3
and the northwest corner of Lot 4, Block 1337, said Town of Lo Porte, in all, a total
distance of 304.28 feet to a 5/8 inch iron rod set, for the southwest corner of this
tract;
THENCE along the centerline of a 40 foot wide Harris County Flood Control District
