We, I. & F. Corp., Texas, a Texas Corporation, acting by and through Toyoroku lzum,
Wice-President, Alan D. Brown, Asst. Secretary, being officers of 1. & F., 'Corp., Texas
Hereinafter referred to as OWNERS of the 0.1433 acre tract described in the above
and foregoing map of Replat of Block 13, Woods on the Bay, Section 2 Replat located
in the W. P. Harris Survey A-3Q La Porte, Harris County, Texas, and do hereby make and
establish said subdivision of said property according to all lines, dedications, restrictions,
and notations on said map, and do hereby bind ourselves, our heirs, successors and assigns,
to warrant and defend forever the title to the land so dedicated. The streets, sidewalks,
and other common areas are designated as private ways, and are reserved for the
exclusive use of the property owners of said subdivision, their families, guests and
invitees and are not dedicated to the public.
FURTHER, Owners do hereby covenant and agree that those streets located within the
boundaries of this map specifically noted as private streets, shalt be hereby established
and maintained as private streets by the owners, heirs, successors and assigns to the
property located within the boundaries of said mop, and are always available for
Firemen, fire fighting equipment, police, and other emergency vehicles of whatever
nature, and all duly franchised public utility companies serving the residents of said
subdivision, their agents, servants, and employees, acting in the course of their duties,
a permanent license to use the private streets, common areas, and easements for construction,
maintenance, repairs, replacement and operation of their respective facilities and for the
furnishing of municipal, electrical, telephone, cable television, natural gas and such
other services rendered to the residents of said subdivision.
The City of La Porte and all other duly franchised public utility companies serving the
residents of this subdivision shalt have no obligation to restore any pavement, sidewalks
or other surfacing damaged in their normal maintenance, repairs, replacement or operation
of their municipal services, except due to negligence on the part of any of their
agents, servants, or employees.
FURTHER, all property subdivided in the above and foregoing mop shall be restricted
in its use, which restrictions shall run with the title to the property and shall be
enforceable at the option of any citizen thereof, or any property owner in said subdivision.
Owners do hereby declare that all parcels of land designated as lots on this map are
originally intended for the construction of townhomes thereon and shall be restricted for
same under the terms and conditions of such restrictions filed separately.
FURTHER, the Owners hereby certify that this replat does not attempt to alter
amend, or remove any covenants or restrictions, • We further certify that no portion
of the proposed area to be replotted is limited by deed restriction to residential use
use for not more than two (2) residential units per lot.
IN TESTIMONTY WHERE OF, the l & F Corporation, Texas has caused these
