LEASE SITE
Being the description of the center of a proposed tower
location situated in Harris County, Texas, said proposed
tower location being also situated in Block Two Hundred
Ninety-nine (299) of the Town of La Porte, according
to the map or plat thereof recorded in Volume 60 at
Page 219 of the Deed Records of Harris County, Texas,
being that same tract conveyed to the Lo Porte
Independent School District by Warranty Deed dated 6
November 1958, recorded in Volume 3593, Page 455 of
the Harris County Deed Records and is referenced to
the US State Plane Coordinate System, Texas South
Central Zone, NAD 1983 datum and is more particularly
described by metes and bounds as follows:
COMMENCING at a 5/8" iron rod found in the Northerly
most right-of-way line of Fairmont Parkway at its
intersection with the Easterly most right-of-way line of
Texas Avenue, said iron rod being situated at the
existing Southwesterly most corner of Block Three
Hundred Nineteen (319) of the said Town of La Porte
and has a Texas State Plane Coordinate System, South
Central Zone value of X= 3233041.35 and Y=
13806381.56;
THENCE North 03 deg 04 min 09 sec West, along the
existing Easterly most right-of-way line of Texas
Street, a distance of 460.00 feet to a point marking
the calculated Southwesterly most corner of said Block
Two Hundred Ninety-nine (299) of the Town of LaPorte;
THENCE North 03 deg 04 min 09 sec West' continuing
along the Easterly most right-of-way line of Texas
Street and the Westerly most line of said Block Two
Hundred Ninety-nine (299) of the Town of LaPorte, a
distance of 288.66 feet to a point;
THENCE North 86 deg 55 min 51 sec East, over and
across a portion of said Block Two Hundred Ninety-nine
(299) of the Town of La Porte, a distance of 5.95feet
to a point marking the center of the said proposed
tower location.
25' WIDE ACCESS/UTILITY EASEMENT - CENTERLINE
Lease site is located within the La Porte Independent School
District Athletic Complex and all utilities are available within the
complex. No Access/Utility easement is required.

VICINITY MAP
1) Proposed Tower Center Point coordinates were
determined by CPS Static Survey, processed with NGS
CORS sites "Houston RRP" and "Lake Houston ARP"
as Base Control Points.
2) Elevations are based on NGVD88 datum.
3) Horizontal positions are based on NAD83 Texas
State Plane Coordinate system South Central Zone.

5) This property was not abstracted by the surveyor,
the purpose of this plat is to show the proposed
location of a cell tower site, shown topo information
near the site, and to describe the proposed lease
site, access easement, and a general utility easement
in relation to the parent tract boundary. Easements
and building restrictions which could adversely affect
the construction of the tower site may exist and not
be shown on this plat, prior to any construction a full
abstract of title and a property report would be
required to identify encumbrances to the property.
6) Unauthorized copies or modifications to this
drawing are prohibited, this survey is not valid unless
the original signature and seal of the Surveyor is
included with the Survey Certification.
7) Tower Site is located in a Zone "X" as per the
FLOOD INSURANCE RATE MAP (FIRM) for Harris County,
Texas Community Panel No. 48201CO945 J dated 6
November 1996 and as such lies outside the 100 and
500 year flood plain. This statement addresses the
relative location of the tract on the insurance rate
map and is not intended to address the given
potential of the tract to flood or not to flood during
any given rainfall event.
8) BENCHMARK - GPS elevations as measured at
station GPSREF, with a Trimble L1/L2 antenna and
reduced with NGS CORS station published data.
Marked on the ground with a 60D nail driven into the
asphalt. ELEVATION= 43.62' (GEOID 99)
