On NOVEMBER 11, 1996, City Council considered Zone Change
Request #r96-004 and Ordinance 1501—V was approved by
Council granting the P.U.D. with Special Conditional Use Permit
#SCUP 96-003 the following conditions:
1. The property be formally plotted as a 6.3192 acre tract.
2. Any development beyond that currently presented will
require a separate Special Conditional Use Permit.
3. No changes or amendments shall be made to the recorded
General Plan (site plan) and covenants without first obtaining
authorization from the City of La Porte.
4. Drainage plans shall be approved by Harris County and the
City of La Porte.
5. It should be noted in the Special Conditional Use Permit and
in the deed convenonts that the use of the property is limited
to a trucking operation, which includes tank truck cleaning.
6. Applicant's submittal and filing of a General Plan (site plan)
in accordance with the Citys Zoning Ordinance 1501,
Sections 8-400 and 10-100.
7. Proposed deed restrictions, assessments, and covenants shall
be approved by the City of Lo Porte and included on the
General Plan (site plan) prior to the formal recording of said
document.
B. Landscaping shall be located across the front of the property
to provide compatibility with proposed neighboring residential
land uses. Required landscaping shall be properly maintained
in the future.
9. All owners of sold property should provide their signatures
authorizing the platting of the 6.3192 acre tract and the
Intradistrict P.U.D.
10. Ask the developer to place any buildings near the front or
South 16th Street frontage along with the landscaping
referenced in Item #9. The tank cleaning and truck
operations would be located in the rear or West side of the
property.
11. Ordinance #1352 amended chapter 25, Article V, S. 25-
84, of the City's Code of Ordinances, to read: Truck
terminals shall be located in areas directly adjacent to the
right—of—way of a designated truck route. Section 25-81
identifies 16th Street, from Barbour's Cut Blvd. south to
Fairmont Parkway, as a designated truck route.

GENERAL CONSTRUCTION NOTES
GENERAL
1. CONTRACTOR TO OBTAIN ALL PERMITS REQUIRED BY HARRIS COUNTY, TEXAS
PRIOR TO STARTING CONSTRUCTION OF UTILITY AND/OR CULVERTS
WITHIN COUNTY ROAD RIGHTS OF WAY,
2. CONTRACTOR SHALL NOTIFY THE UNDERGROUND UTILITY COORDINATING
COMMITTE (669-8344) 48 HOURS BEFORE STARTING WORK IN RIGHTS -

WITH i SACK CEMENT STABILIZED SAND BACKFILL, TO WITHIN ONE

2. ALL SEWERS SHALL BE CONSTRUCTED ACCORDING TO CITY OF LA PORTE
SPECIFICATIONS AND ANY AMENDMENTS THERETO INCLUDING STANDARD
LEAK TEST UNLESS NOTED BELOW OR WITHIN TECHNICAL SPECIFICATIONS.
3. ON THIS PROJECT. SANITARY SEWERS SHALL BE CONSTRUCTED WITH
POLY -VINYL -CHLORIDE PIPE SDR 26 CLASS FOR 12• AND
SMALLER PIPE SIZES. CONTRACTOR TO PROVIDE TEST PLUGS AND PLUGS
AND RISER, NO SEPARATE PAY.
4. FINAL ELEVATIONS ON SANITARY SEWER MANHOLE RIMS SHALL BE FOUR (4)
INCHES ABOVE FINISHED GRADE WITHIN THE STREET RIGHT-OF-WAY AND
SIX (6) INCHES ABOVE NATURAL GROUND WITHIN EASEMENTS, CLEAN FILL
SHALL BE ADDED AND SLOPED AWAY FROM MANHOLE RIM FOR STORM WATER
DRAINAGE.
5. IN WET SAND AREAS USE SPECIAL SECTION AS PER CITY OF LA PORTE
STANDARD DETAIL SHEET.
6. ALL SANITARY SEWER TRENCHES TO INCLUDE CLASS A -A" BEDDING
BACKFILL (ALL DEPTHS), NO SEPARATE PAY.
7. NO CONNECTIONS SHALL BE MADE TO EXISTING SANITARY SEWER LINES
UNTIL ALL PROPOSED SANITARY SEWER LINES HAVE BEEN THOROUGHLY CLEANED,
TESTED AND APPROVED BY THE CITY OF LA PORTE. NOTIFY THE CITY OF LA PORTE
AT LEAST 48 HOURS PRIOR TO CONNECTION TO ANY EXISTING SEWER LINE.
8. DEFLECTION TESTING OF FLEXIBLE AND SEMI-RIDGID SANITARY SEWER LINES
SHALL BE CONDUCTED AFTER THE FINAL BACKFILL HAS BEEN IN PLACE AT
LEAST 30 DAYS. THE MAXIMUM ALLOWABLE DEFLECTION IS 5%. IF THE
TEST IS TO BE PERFORMED USING A RIDGED BALL OR MANDREL, IT SHALL
BE PERFORMED WITHOUT MECHANICAL PULLING DEVICES OF ANY KIND.
9. ALL JOINTS SHALL CONFORM TO ASTM 0-3212, JOINTS SHALL BE BELL &
SPIGOT TYPE WITH RUBBER GASKET. CHEMICALLY WELDED P.V.C. PIPE JOINTS
ARE NOT ACCEPTABLE. CHEMICALLY WELDED ASS TRUSS O.K.
10. ON -SITE SANITARY SEWERS TO BE INSTALLED IN ACCORDANCE WITH CITY OF
LA PORTE PLUMBING CODE.
PAYING
1. CONTRACTOR TO REMOVE TOP 4" OF TOP SOIL PRIOR TO CONSTRUCTION.
2. SLOPE PAVEMENT UNIFORMLY BETWEEN ELEVATIONS SHOWN.
