GENERAL REQUIREML"•NI'S:
1. Governing Code: The City of La Porte City Ordinance Code 111444,
Development Code; Standards of Design and Construction of the Public
Works Department:. the 2010 Unified Development Code: the Fire Marshall
Office Guidelines and the 2009 International Fire Code.
2. The reference standards to a specific section in a code does not relieve
the contractor from compliance with the entire standard. The latest edition
of the standard shall be used unless a specific date is indicated.
3. Notes on the individual drawings govern over these general notes.
4. Refer to the latest architectural drawings for building information
including but not limited to: architectural changes, dimensions, building
elevations and utility connections.
5. The contractor is responsible for the means and methods of construction
and all job related safety and environmental standards. The contractor is
responsible to be familiar with the work required in the construction
documents and the requirements for executing the work in accordance with
the governing ordinances and codes. The contractor is responsible to verify
all existing utility locations with Dig Tess and the City of La Porte Public
Works prior to commencement of work, report discrepancies to the
Engineers, Architects and Owner.
6. In case of discrepancies between these general notes, contract
specifications and reference standards, the strictest shall govern unless
directed otherwise by the Engineer. Discrepancies shall be brought to the
attention of the Engineer before proceeding with work. Accordingly, any
conflict in or between the contract documents shall not be a basis for
adjustment in the contract price, without approval of Engineer or Owner.
Any existing utility information shown on the drawings and details is
considered approximate and are not necessarily complete .

7. "flse contractor shall verify all dimensions and conditions at the site and
verify all underground utilities in the field prior to construction. Conflicts
between the drawings and actual site conditions shall be brought to the
attention of the Engineer and Owner prior to starting work.
8. The contractor shall be responsible for the protection of all existing
utilities or service lines that are crossed or exposed during construction
operations. Where existing utilities or service lines are cut, broken or
damaged, the contractor shall repair or replace the utilities or service line
with the same type of material and construction or better. This material and
work shall be at the contractors own expense.
9. Any adjacent property and right-of-way disturbed during construction
must be returned to their existing conditions or better. 'fire contractor
agrees to repair any damage to the public right-of-way in accordance with
the standards of the applicable regulatory agency.
10. The contractor shall protect all monuments, iron pins and property
comers during construction.
11. The contractor shall be responsible for the storage of materials in a safe
and workmanlike manner to prevent injuring, during and after working
hours, until project completion.
12. The contractor shall comply with latest edition of OSHA regulations
and the State of Texas concerning excavations.
13. Adequate drainage shall be maintained at all times during construction
and any drainage ditch or structure disturbed during construction shall be
restored to existing conditions or better.
14. All construction is subject to inspection by the City of La Porte
Building Official in accordance with the Governing Codes and Ordinances.

Contractor shall maintain a set of redline drawings, recording as -built
conditions during construction. These redline marked up drawings must be
submitted to the respective design consultant who will make the changes on
the original plans with survey verification as applicable, and labeling each
sheet in the set as "As Built" drawings and returning to City Staff upon
project completion.
STANDARD HCFCD NOTES FOR CONSTRUCTION DRAWINGS:
1. Obtain and comply with all applicable city, county, state and federal
permits and approvals with assistance from engineer if necessary. Obtain
permit (certification) fi-om Harris County Engineer to enter Harris Countv
Flood Control District (HCFCD) Right -of -Way.
2. Notify the HCFCD's Property Management Department in writing at
least 48-hours prior to construction. Submit to HCFCD 48-hour
pre -construction notification fornn. A copy of the approved construction
drawings and a copy of the Corps of Engineer's individual Sectio
n 404
Permit, if applicable, to HCFCD, 9800 Northwest Freeway, Houston, Texas
77092, Attn. Property Management Dept by hand or fax to 713-654-4120.
3. Engineer shall submit certification letter and record drawings to the
HCFCD's Property Management Dept requesting inspection of items
constructed in IICFCD Right -of -Way. Prior to requesting inspection, the
drainage Right -of -Way and/or easements shall be staked and flagged.
4. Protect, manintain and restore existing backslope drainagesystems.
5. Backslope swale and interceptor structure elevations and locations
shown on plans are approximate. Final elevations and locations shall be
field verified by the engineer prior to installation.
6. Establish turf grass on all disturbed areas within the channel or detention
Fight-of=Way except the channel bottom and where structural erosion
measures are used, minimum acceptance criteria area 75% coverage of live
bcmutda grass and no erosion or rills deeper than 4".
7. Backtill in accordance with the HCFCD standard specification, Sccxtion
02315-L-xcavating and Backfilling or equivalent.
8. Excavate channel flowline to design elevation as shown on plans and
downstream as necessary, to ensure no water remains in the facility (storm
sewer, lateral channel or dry bottom detention basin) during nomnal water
surface conditions in the the channel, so the facility will finction as
intended for wet bottom detention basins, ensure no water is above the
designs level in the wet bottom during normal water surface conditions in the
channel.
9. Maintain flow in channel during construction and restore channel to
original condition.
10. Remove all excavated material from the HCFCD drainage
Right -of -Way. No fill is to be placed within a designated flood plain area
without first obtaining a fill pernit from the appropriate jurisdictional
authority.

PROJECT DESCRIPTION:
This project consists of commercial construction of a one-story
distribution warehouse of approximately 100,000 sgft, the structure will
be metal with tilt -wall facade on 3 sides with metal sheeting facade facing
the railroad tracks to the East. The project also includes construction of
concrete paving for fire lane, access and parking in addition to private
and public utility improvements.
