KNOW ALL MEN BY THESE PRESENTS
COUNTY OF HARRIS
That we HOOVER COCHRAN and wife HELEN LOUISE COCHRAN of
Harris County Texas hereinafter called Grantor whether one or
more for and in consideration of the sum of Ten and No IOO Dollars
10 00 cash and other good and valuable considerations to me in I
hand paid by the CITY OF LA PORTE a municipal corporation of Harris I
County Texas whose mailing address is P O Box l115 La Porte
Texas 77572 l115 hereinafter called Grantee receipt of which is
hereby acknowledged and confessed have GRANTED SOLD and CONVEYED
and by these presents do GRANT SELL and CONVEY unto the said
Grantee the following described property for right of way for
Buchanan Street a public street in the City of La Porte Harris
County Texas to wit

Being a 20 feet wide roadway and utility easement across the
West 20 feet of that certain tract conveyed to Hoover and Helen
Cochran by M H and Nettie Buchanan on March 9 1962 Vol
4667 Pg 75 H C D R comprising part of Outlot 473 La
Porte Out lots Vol 61 Pg 374 H C D R Enoch Brinson
Survey A 5 La Porte Harris County Texas The 20 feet wide
utility easement as surveyed by H Carlos Smith Engineers and
Surveyors Inc on August 26 1 9l is more particularly
described by metes and bounds on Exhibit A attached hereto
incorporated by reference herein and made a part hereof for
all purposes
TO HAVE AND TO HOLD the above described premises together with
all and singular the rights and appurtenances thereto in any wise
belonging unto the said City of La Porte its successors and
assigns save and except the following reservations and provisions
The Grantor reserves all of the oil gas and sulphur in and
under said land but waives all rights of ingress and egress for the
purpose of exploring developing mining or drilling for the same
however nothing in this reservation shall effect the rights of the
City of La Porte to use said land and other minerals and materials
thereon therein or thereunder for road purposes it being
specifically understood that the City of La Porte and its assigns
shall be vested with the title to and the right to take and use
without additional compensation any stone earth gravel caliche
or any other materials or minerals upon in and under said land
except oil gas and sulphur for the construction and maintenance of
Buchanan Street
And the Grantor herein does hereby bind himself his heirs
executors and administrators to warrant and forever defend all and
singu lar the saidpteiiris es unto the safdCftyoC La porte and i ts
assigns against every person whomsoever lawfully claiming or to
claim the same or any part thereof

August 26 1991 is more particularly described by metes and
bounds as follows

COMMENCING at a 5 8 inch iron rod found for the Northwest
corner of Outlot 473
Thence S 89 degrees 57 minutes151 seconds E coincident with
the South right ofway l tne of North ll Street 80 ROW and the
North boundary line of Outlot 473 a distance of 162 00 feet to a
P K nail set for the Northwest corner of said Cochran tract and
this 20 feet wide easement and the POINT OF BEGINNING
Thence S 89 degrees 57 minutes 51 seconds E coincident with
the South right of way line of North H Street and the North
boundary line of Outlot 473 a distance of 20 00 feet to a point
for corner
Thence SOUTH 20 feet East of and parallel to the West
boundary line of said Cochran tract a distance of 515 03 feet to
the Southeast corner of this easement
Thence S 89 degrees 55 minutes 59 seconds W coincident with
the South boundary line of Outlot 473 and the North boundary line
of that certain City of La Porte Airport 300 14 acre tract a
distance of 20 00 feet to the Southwest corner of this easement
