KNOW ALL MEN BY THESE PRESENTS
COUNTY OF HARRIS
That OAKLAND LAND & DEVELOPMENT, LLC ("Grantor"), for and in
consideration of Ten and no/100 Dollars ($10.00) and other good and valuable
consideration paid by the CITY OF LA PORTE ("Grantee"), a Municipal
Corporation, the receipt and sufficiency of which is hereby acknowledged and
confessed, have this day GRANTED, BARGAINED, SOLD AND CONVEYED
and by these presents do GRANT, SELL AND CONVEY unto said GRANTEE,
and to its successors and assigns the perpetual right, privilege and easement,
with appropriate rights of ingress and reasonable working area for construction
and maintenance, to enter upon and construct, reconstruct, maintain, operate,
inspect, replace, repair and remove PUBLIC UTILITIES, together with all
necessary appurtenances, over, across, through and under that certain tract or
parcel of land lying and being situated in Harris County, Texas and being more
particularly described on Exhibits "A" & "B" attached hereto and made a part
hereof for all purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular the rights and appurtenances thereto in anywise belonging unto said
GRANTEE, its FRANCHISED UTILITY COMPANIES, and its successors or
assigns, in accordance with the terms and conditions hereinabove set forth. The
GRANTOR does hereby bind itself, its successors or assigns to WARRANT AND
FOREVER DEFEND, all and singular the said easement unto the GRANTEE, its
FRANCHISED UTILITY COMPANIES, its successors or assigns, against every
person whomsoever lawfully claiming or to claim the same or any part thereof.

BEING a 21128 square foot tract of land out %J the alley in Block 182, La Porte, more
particularly described as follows:
BEGINNING at a the northeast corner of Lot 22, Block 182, La Porte, said point being
located at the intersection of the south line of the east/west alley in Block 182, La Porte,
and the west line of the North Iowa Street Right -of -Way and being the southeast corner
of the herein described tract;
THENCE in a westerly direction along the south line of the east/west alley in Block 182,
La Porte, to its intersection with the northwest corner of Lot 26, Block 182, La Porte,
said point being the southwest corner of the herein described tract;
THENCE in a northerly direction along the projected west line of Lot 26, Block 182, La
Porte, to its intersection with a line projected between the south lines of Lot 6 and Lot
21, Block 182, La Porte, said point being located on the centerline of the north/south
alley in Block 182, La Porte and being the northwest corner of the herein described
tract;
THENCE in an easterly direction along the projected south line of Lot 21, Block 182, La
Porte, to its intersection with the southwest corner of Lot 21, Block 182, La Porte, and
continuing eastward along the south line of Lot 21, Block 182, La Porte, to its
