<br />2.62 <br /> <br />2.63 <br /> <br />2.64 <br /> <br />2.65 <br /> <br />2.66 <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />,I <br />I <br />I <br />I <br />I <br />I <br />TITLE CERTIFICATE (ABSTRACTOR'S CERTIFICATE, PLANNING LETTER): <br />A certificate prepared and executed by a title company I <br /> <br />I <br />I <br /> <br />e <br /> <br />e <br /> <br />-13- <br /> <br /> <br />SUBDIVISION: A division of any tract of land into two (2) <br /> <br /> <br />or more parts for the purpose of laying out any subdivision <br /> <br />or any tract of land or any add i tion to the Ci ty, or for <br /> <br /> <br />laying out suburban lots or building lots, or any lots, <br /> <br /> <br />and streets, alleys or parts or other portions intended <br /> <br /> <br />for publ ic use or the use of the purchasers or owners of <br /> <br />lots fronting thereon or adjacent thereto. A subdivision <br /> <br /> <br />includes re-subdivision (replat) but it does not include <br /> <br />the division of land for agricultural purposes in parcels <br /> <br /> <br />or tracts of five (5) acres or more and not involving <br /> <br /> <br />any new streets, all eys or easements of access. A sub- <br /> <br />division is further defined to be a development. <br /> <br />SUBDIVISION, MAJOR: Any subdivision not classified as a <br /> <br />minor subdivision. <br /> <br /> <br />SUBDIVISION, MINOR: A subdivision involving less than ten <br /> <br /> <br />(10) acres of land, which has no common area or reserves, <br /> <br />has no adjacent stub street right of ways, and requires no <br /> <br /> <br />change to the City's Comprehensive Plan. <br /> <br /> <br />SUBMITTAL DATE: The date and time specified in this Or- <br /> <br /> <br />dinance when plans, plats, related materials and fees must <br /> <br /> <br />be received by the City prior to the next regular meeting <br /> <br />of the commission in order to be considered at such meeting. <br /> <br />The "submittal date" is not to be considered as the "filing <br /> <br /> <br />date" as herein defined. <br />
