The applicant should d{scuss with <br />the Director the procedure for submittal and approval of <br />Subdivision Plats or of Development Site Plans and the <br />requirements as to the general layout of streets, reserva- <br />tions of land, street improvements, drainage, sewage, fire <br />protection, and similar matters, as well as the availability <br />of existing services. The Director shall also advise the <br />applicant, where appropriate, to discuss the proposed <br />development or subdivision with those officials who must <br />eventually approve these aspects of the Subdivision Plat <br />or Development Site Plan coming within their jurisdiction. <br /> <br />A. SKETCH PLANS: REQUIREMENTS AND CONTENTS <br />(SEE APPENDIX B) <br /> <br />For Major Subdivisions or Developments, the developer <br />may prepare several different schematic land plans for <br />the same property during the Sketch Plan stage. Complete <br />instructions for preparing Sketch Plans for all Develop- <br />ments or Subdivisions are contained in Appendix B. <br /> <br />B. SKETCH PLANS: SUBMISSION <br />The City encourages the subdivider or developer to sub- <br />mit one (1) copy of each Sketch Plan and one (1) copy <br />of the completed development checklist (available at <br />the Department) to the Director at least two (2) weeks <br />
